A real estate agent selling a near-$2m dump in Auckland's Kingsland received his first inquiry within four minutes of the listing going live. And within five hours, he had his first offer.

Arizto agent Brian Rodrigues’ mobile phone hasn’t stopped ringing since the listing for the dilapidated villa at 16 New Bond Street went live earlier this month.

Rodrigues said seven truckloads of rubbish had to be removed before the three-bedroom, one-bathroom home could be listed for sale.

Rodrigues said the deceased estate, which has a CV of $1.8m and needs a lot of work inside and out, had been attracting both homeowners looking to renovate the house for themselves and flippers.

“[It] will require a person with determination and passion and specialisation to bring it back to its former glory.”

The first call and offer that came in almost immediately was from a buyer who wanted to renovate the home and live in it himself.

“The property went live at 7:35am and I got my first call at 7:39am, from a buyer who wanted to view the property ASAP. He insisted he needed to see the property at 11am, and by 12pm he made an offer.

“They did mention that they were not sure if they're crazy, but they just wanted to make an offer.”

Rodrigues said that the same buyer went unconditional on the property this week.

The agent added that he had fielded 21 calls and 17 emails about the property in the first 24 hours.

A weathered four-bedroom, one-bathroom deceased estate in neighbouring Ponsonby is also attracting interest from high-end property developers and owner-occupiers.

Ray White listing agent Scott Wither believes 58 Albany Road is one of the last untouched villas in the prestigious neighbourhood.

“It’s not quite the most dilapidated home I’ve sold, but it’s probably up there.”

Wither did not know exactly how long the previous owner had lived there, but he thinks it had been at least 50 years.

He declined to give a price indication, but said that once renovated to a high standard, the property could easily fetch somewhere in the $4ms. “There should be a good margin in it, depending on what you do.”

Wither said there had been a good level of enquiry on the heritage-protected home, which has a CV of $2.9m, but he suspects some of the buyers who turn up to next month's auction will be bidding blind.

“Most buyers may not make themselves known until just before auction because you can see exactly what you need to see online. There may be some people who don’t even bother coming to the site.”

Do-ups are not uncommon in Kingsland and other inner-city suburbs such as Ponsonby, Grey Lynn, Herne Bay, Freemans Bay, and Mt Eden. Ray White agents Eddie Marukore-Gapes and Craig Peapell sold a do-up property First Avenue Kingsland in December 2024 for $1.56m. It had a CV of $2m.

Barfoot & Thompson agents Sue Saywell and Paul Hodgman are also selling a tidy, but original Mt Eden villa at 25 Burley Terrace. Described as “A Past with a Future” the three-bedroom 1900s villa sits on a generous 544sqm of land. It has a CV of $2.1m.
