4A Charles Street, in Westshore, has an RV of $5.08 million but Bayleys listing agent Kristen Hines, who is selling the property with colleague Kerry Geange, expects it will sell for more.
Hines told OneRoof the three-bedroom, three-storey house was a “one of a kind” legacy property and a “head-turner”.
“The carefully considered use of products that blend into the environment is honestly what sets this home apart from anything that we have seen come to market to date in Napier,” she said.
The house, which was completed two years ago and awarded a New Zealand Institute of Architects award for Hawke’s Bay and Gisborne last year, comes with a lift, floor-to-ceiling windows, a four-car garage, workshop, and an inground heated pool.
A sale above $5m would be a milestone for Napier. The most anyone has paid for residential real estate in the city is $4m, set by a luxury apartment with water views on Custom Quay, in Ahuriri.

“It’s a beautiful high-end home,” Hines said. “It absolutely exemplifies excellence. It’s grounded in its environment. It’s proportionally beautiful. There’s nothing to fault about it.”
The property is the work of Christchurch-based Three Sixty Architecture, Auckland interior designer Irene Crean and Hawke’s Bay construction firm JPW Builders.
The new owners bought the property in 2019 with an existing house for $1.7m before bowling it and replacing it with the luxury home.

Hines said they had a history of building award-winning properties and the Charles Street home was no exception. They were selling up to work on another development in the area, she said.
The agent noted the surge in development in Westshore and the demand for high-end homes there. “It’s an up-and-coming part of Napier – no question,” she said, adding that it could become the Mount Maunganui of Napier.
“Everyone loves Hawke’s Bay. It’s definitely becoming an area in Napier that people are looking at. It’s a beach suburb with great weather but has a quieter lifestyle than Mount Maunganui.”
Also looking to capture the attention of Napier’s wealthy is a three-bedroom penthouse at 401/70 Tennyson Street.

The apartment boasts views of Te Mata Peak and the Pacific Ocean and is on the market with a price indication of $3m-plus.
It’s being sold by a Hawke’s Bay businessman, who renovated it in 2021 and has been renting it out on Airbnb.
New Zealand Sotheby’s International Realty Napier agent Damian Sweetapple said the apartment was 403sqm in size. “This is by far the largest that we know of,” he told OneRoof.
Sweetapple said the main buyers for inner-city apartments tended to be either professional couples or retirees and they were seeing interest from both locals and out-of-town buyers.
Of note in the listing photos is the vendor’s impressive collection of fine art and antiques. “Buyers are coming in for viewings by appointment with the intention of purchasing a special dwelling in the heart of Napier, but end up spending up to an hour [looking] at the catalogue of artworks and antiquities on show in virtually every room. It is like walking around a European art gallery or museum,” Sweetapple said.
He said most of the artworks and furniture could be purchased separately.
