Her experience and respectable track record firstly at Hong Kong Television and subsequently in the cut throat and competitive world of corporate advertising was a fantastic preparation for what was to come later in her career. She was promoted to senior roles in the telecommunications industry and prior to her move to New Zealand, was head of Sales and Marketing for a multi-million dollar Hong Kong company.

Arriving in New Zealand 17 years ago with her husband and young son and fluent in English, Cantonese, Putonghua and Taiwainese, Caroline looked for a suitable industry that would utilise her knowledge and experience. Real estate was a logical choice and Caroline joined Ray White Epsom in 2002. Ten years later she joined Ray White Remuera – her home neighbourhood and a part of Auckland she is passionate about; a move she has never regretted. Last year she joined forces with Steve Williams to create a remarkable real estate partnership; allowing her to deliver an even higher level of service to her customers.

Over the years she has used her background and language skills to assist many Asian sellers and buyers into the acquisition and sale of real estate. We first met Steve when we were considering how to best renovate our property in preparation for future sale. The advice he gave was concise, appropriate and cost-effective. We then commenced the renovation with a view to selling in the early months of 2015 – however (like most renovations!) it took quite a lot longer than anticipated to complete, meaning we were entering the market in May. We had not wanted to sell over winter however Steve reassured us that there can be a shortage of property for buyers at that time, and that we should still proceed. He was absolutely correct! At the time of marketing, there was only 1 comparable property to ours on the market, meaning we had a strong share of buyers coming to view. Our property did present some challenges – down a long driveway, with a steep ending, and quite a slope to the rest of the section. Steve and Caroline exhibited their creative marketing skills and emphasized the positive points of our property (secluded, quiet, large section, lovely gardens, extremely well presented home). We had a range of potential buyers come to view – with about 50% being of Asian background, all of whom were keen to invest in such a good parcel of land and up to date home. The marketing was excellent and they obtained maximum exposure of the property via print & electronic media and networking with their colleagues. We were advised to stage the property and this turned out to be excellent advice. We also moved out during the selling campaign and this reduced the stress of having open homes as everything was at top presentation at all times, and we weren't required to invest a huge amount of time in cleaning and gardening every day. The open homes were conducted smoothly and efficiently each weekend and I received prompt feedback after each open home. They also supplied me with full written weekly summaries of potential buyers and their comments about the property. We received a strong offer prior to auction that we decided to accept. Steve Williams & Caroline Yau went above and beyond the call of duty. Being an absentee owner, I could not attend to numerous preparation tasks that help smooth the path towards a sale. Steve & Caroline were on the case, which took the pressure off me. They arranged for the house to be packed up and cleaned after 50-years of my family living at this address. They arranged for some maintenance to be done on the home, arranged for a gardener to prepare the grounds and then finally arranged a home staging company to come in and dress the property ready for marketing. All of this was carried out on my behalf and with no stress at all on myself. Steve & Caroline always made themselves available and gave me every confidence that they could do the business. This was no easy property to find buyers for, as although it was a potentially sub-dividable section the site isn't the easiest to develop and as for renovating the existing home, this was much more than a renovation, it was almost a full re-build.
