As 2025 began we saw a massive "summer rush" of listings into the market, as we see each year. Now the listings are finally slowing down as Summer has left and Winter is well and truly upon us. Listing numbers are still high compared the past few years but not as high as they have been in the past so the media hype is, as usual, exaggerated. With the news of job cuts, cost of living hitting hard and a general gloom hanging over Wellington I am surprised how well the market is going with volumes of sales still good. Now with the OCR cut announcements the market has stirred into life and I am expecting it to remain relatively flat for 2025 but believe me they are still selling. Properties that are well priced and well presented are often selling with multiple offers and very quickly, those with "issues" are sitting for longer. The Media are slowly catching up to what is happening in the market and I am certainly finding most buyers and sellers are well aware of the "new normal". Banks are keen to lend, while interest rate rises are done and there appears to be the possibility of further drops coming. First Home Buyers are out in massive numbers and the rest of the market seems strong, again for well priced and well presented places. I expect the Market to remain steady for the foreseeable, not going nuts as clearly times are tough and people are being very careful with their spending, that includes housing. My 20+ years of experience will be the key to your selling success in this market. It is important to remember that roughly 80% of people "transact" from one place to another and the many reasons for that do not change much. I have been an Agent at Tommy’s since 2005.
