From the beginning the âteam' of George Erdos, Howard Sidnam and Sharon Lee of George&Co, operating out of Ray White Parnell gave us an overall view of the market. We, of course, had a sum in mind which probably wasn't realistic.
Their marketing strategy for the auction was effective, and the open homes were well attended. This, apparently, was unusual at the beginning of June 2022. We immediately had offers, which we refused, as we were still under the illusion that our little house was something exceptional. This illusion came down a bit when we had the property valued. The things we thought were important, like great quality, didn't stack up against location and size of section. We were quite shocked at the bank valuation which had descended approximately $280,000 from our original mortgage application valuation. On the day of the auction 20 July 2022 the house sold for $150,000.00 over the Auckland rates CV that had only currently been increased. A very good price in the market at that time.

I just wanted to write a proper note to say thank you for all your team support in helping us sell Gifford.
It was a big call to make having owned it for 17 years, but it felt that was the right time to sell in the end. Employing a Real Estate agent is something we've only done once before and it's tough finding someone you feel you can trust for a job like this. So it was heartening to find you so easy to get along with. You connected with us promptly, and estimated a realistic market price. (That was sent a little haywire by seeing the other quote that was less in line with the market. However, I thought your realism helped make it easier to guess at where the price may end up and to anticipate other expenses for us.)
We liked the way you communicated clearly where things were at after each open home and with other details in between. Also we're blessed you have an existing working relationship with our tenant, who may not have been so flexible with a different agent. Property manager tells us you went the extra mile and mowed our lawn for us not once but twice! I'm not sure any other agent would have done that for us ;)
The auction was quite an experience with the many bidders all competing with one another. Having good numbers there made us feel we had given the property its best chance of meeting the market where it was at. And the end result was a good solid price that was well above reserve. So now we can head into summer with enough in our account to see us through and - more importantly - the balance coming the end of January!
