It’s no secret that Lynmore is one of Rotorua's most desirable suburbs. Properties there are typically tightly-held and cherished by their owners.

When they do come to market they tend to be something buyers take note of. Ken Lamb, of Professionals Real Estate, says the colonial-style, six-bedroom home at 25 Mark Place is one such property.

“I used to be a builder and it turns out that this place was built by a guy who was once my apprentice. It’s a small world, and a great house,” he says.

Constructed in 1989, the property has been modelled on a typically large American home and built from brick and tile with rusticated weatherboards and dormer windows, which give it a fairy-tale sort of feel.

A lobby with tall ceilings, an enclosed spiral staircase and a statement chandelier is the first thing visitors see. There are more chandeliers in the lounge and dining room, part of an interior design scheme featuring classical décor, which has passed the test of time with flying colours.

The kitchen is going to appeal particularly to a keen cook who needs lots of space and the rimu-look cupboard doors are timeless and in keeping with the property’s age and era. The colours used throughout this level are inspired by nature, with brown and cream predominating. There’s one bedroom down here and a smart bathroom.

On the second floor lie a further five bedrooms and a second bathroom. Exposed ceiling beams add to this property’s quirky appeal and the views from all the windows are wonderful.

Lamb says that while the house is very appealing in itself, further aspects simply add to its attributes.

“There’s tandem garaging for six cars and the most enormous storage area you’ve ever seen, in the basement,” he says.

The 951sqm section boasts well-established trees and other plantings including a sweet-smelling clematis. It’s built into a bank so the back yard is level with the ground floor. There are grass and terraced areas, a gazebo and a pergola and at the rear there’s a glorious view to farmland beyond.

“You’re truly right on the edge of the city here, with the best of both worlds,” says Lamb.

“If you’re a boatie, or love fishing, the lakes are just a short drive away.”

He says that while the current owners have been in residence they have enjoyed long, lazy summer evenings relaxing in the garden under fairy lights with the glow of the pizza oven adding ambiance.

Lynmore has been enjoying phenomenal growth over the past few years and lots of new shops, restaurants, medical services and other amenities have recently come on-stream.

“It’s the very best place to be,” says Lamb.

“The local schools are great, there are a couple of early-learning centres and lots of community facilities such as the bowling club and a gym that’s currently being built.

“The vendors are downsizing and they’d really like to see a new family in their much-loved house.”
