Because many of Pt Chevalier’s larger sections have already been subdivided, pockets of additional new houses are rare, making this select development of three premium contemporary homes stand out.
Developer James Radics of Calibre Property is behind the trio, one of which is already under contract.
James, who has a track record of high-end renovations, says: “This is my most major project to date which I intended to be a great showcase.

While he had Master Builders Nuline Homes construct the houses, his partner in the joint venture development was his builder father Claude Radics, a Pt Chev resident for the last 37 years. Claude has built about 70 Auckland houses including about 20 in Pt Chev.

He says: “There are not a lot of new houses offered for sale in the suburb these days and these are definitely a cut above everything else. They look fabulous, very contemporary.”
James bought the 830sq m property off market after his solicitor contacted him to say his secretary was retiring and wanting to sell the property she’d lived in for 50 years. An ex-state weatherboard home onsite was relocated away.
The three new two-storey homes all have four bedrooms, two bathrooms and an internal-access double garage but some subtle variations in layout. The site widens as it moves away from the road with asking prices increasing from $1,695,000 to $1,895,000 as outdoor living swells.
Claude did the site work, creating three level tiers. James commissioned Chapman Aitken Architecture to design luxurious contemporary homes, seeking the optimal balance of size, quality and minimal maintenance.
The striking houses are constructed in white brick on the ground floor with dark-stained cedar above, accented by slatted cedar upper window screens for privacy.
James says: “The roofs are standing seam with vertical seams costing four or five times as much as a normal corrugate roof.
“Ceilings follow the roofline upstairs, peaking at about 4.5-metres high giving a real feeling of spaciousness.”
Claude says: “Cedar is used in quite a few places such as the very wide surfeits and the slatted screen at the bottom of the staircase, which I really like.”
Number 66c is at the end of the shared driveway, boasting the extra feature of a scullery off its kitchen. Its front door’s digital lock operates by keypad, proximity card or keys.
Engineered oak flooring accents the open plan living space with heat pump.
Full-height joinery opens out to landscaped grounds by Daley Landscapes. These incorporate an entertaining deck with built-in seating, lawn and planting against tongue-and-groove fencing.
Marble-look engineered stone features in the kitchen and scullery, teamed with Smeg appliances and matt tapware.
James says: “I’m passionate about hand-picking everything myself, looking at everything from trade shows to Pinterest for inspiration.”
A powder room and a carpeted double garage incorporating a laundry complete downstairs.
Soaring ceilings top bedrooms upstairs. The sizeable master bedroom suite with massive triple-head shower in its en suite incorporates a pull-down ladder to loft storage atop its walk-in-wardrobe.
Abundant storage is bolstered by additional high storage above wardrobing in the other three bedrooms. A front large bedroom could alternately be second living. The main bathroom is elegant, featuring pendant lighting above its free-standing bath.
The homes are located at the zoo end of Pt Chevalier, about three minutes’ drive from the motorway, five minutes from St Lukes and eight minutes from the CBD. They are in the final process of Code of Compliance.
