As every good salesperson knows, there’s nothing like a deadline to close a deal. And Waiheke Bayleys agent Mana Tahapehi has a doozy: a buyer who goes unconditional by October 25 gets not only the 70 sq m cottage on over 4300 sq metres of land above Waiheke’s Woodside Bay but also a ticket and $5000 towards flights and accommodation to the Rugby World Cup. And not just any tickets - this is the final.
There is a twist: the cottage is on a unit title as a visitor facility only. That means owners can stay only 30 consecutive days at a time, but the property is not consented for permanent use. There are two other sections in the lifestyle block about to have similar cottages, plus the owners' permanent home.

“That’s worked well for these owners, who have tastefully styled the cottage,” says Tahapehi. “They’ve consistently had over 65 percent occupancy over the past three years, with a turnover of over $70,000 a year. There are forward bookings of $20,000.”
It's not surprising that the charmingly-styled cottage is in demand for romantic getaways: an old fashioned roll-top bath on the deck is fitted with holders for those essential glasses of bubbles; there’s a dining deck with views of twinkling lights in the distance and a wood-look fire for cosy winter evenings. The nicely fitted out kitchen has granite bench top and German appliances and a furniture package is included in the $899,000 asking price. There's a master bedroom plus a cute attic twin bedroom, and the property has road access, including a spot for the boat, says Tahapehi.
Was the owner inspired by the successful sale of a North Shore property that was snapped up by a car enthusiast when the owner offered a classic McLaren car as part of the deal? Century 21 agent Liam Collett has made novelty giveaways a bit of a signature with his properties. After successfully selling that property in days in June, Collett listed a huge lifestyle spread in 273 Forestry Rd Waitoki for $6.295 million, complete with the choice of a brand new Maserati, in July. A week ago another vendor followed suit offering a first class trip for two to Singapore, complete with $5000 spending money, for the five bedroom rental property on College Road, Northcote asking $975,000. Collett says there are terms and conditions, and the house is undergoing a plaster maintenance re-paint and has sitting tenants who are happy to stay. Both properties are still on the market.
Tahapehi’s Waiheke property was built in French vineyard-style, totally refurbished in last three years.
“The property captures incredible sea views overlooking Woodside Bay and across the Tamaki Straights to the mainland.” Properties in the vicinity have CVs of over $2.5 million, some up to $5.9 million.
Tahapehi explains that visitor only properties are "a Waiheke thing", more common in apartment blocks on Onetangi and Palm beaches, so this cottage on a big lifestyle block is rare.
"This would be the ideal investment for a semi-permanent city dweller with an apartment in town. We're a world away from everything, you can park the boat and it's only a seven minute walk to Woodside Bay for swimming. Onetangi Beach restaurants are only five minutes away, Oneroa village another ten."
