JLL and Luxury Real Estate, who are marketing a magic parcel of land on Pipitewai Bay waterfront, suggest that around $8.1 m (plus GST) is enough to buy paradise.

The companies, which are together marketing the 182ha freehold block of almost entirely untouched farm land overlooking Awaawaroa Bay, say that the land could stay in private use or be used for development.

The property, on 59 Waimangu Road, is for sale by tender closing November 19. Charlie Brendon-Cook of Luxury Real Estate says that the block is one of the last untouched properties of that size.

JLL commercial sales broker John Binning says the farmhouse with a floor area of around 246sqm is currently being used as a family home, while the cottage with around 86sqm of floor area is being promoted as a premium holiday home.

As well as the coastal flats with the main homestead, the second cottage and the ancillary buildings and farm sheds, there are also elevated ridgelines.
