It has a rating valuation of $1.3 million but 6 Bright Street, in the central Auckland suburb of Eden Terrace, offers buyers just over 60sqm of house.

The two-bedroom, well presented home is one of the few remaining original “half houses” in the city and goes to auction on September 23.

It comes with a stunning “butterfly” garden and, for a “tiny home”, sits on a generous 354sqm section.

Ray White agent Robyn Ellson, who is marketing the property with colleague Becs Button, says: “It's a lovely little historic area of Auckland with these unique character homes, not many of them around.”

According to OneRoof records, the property last sold in 2011 for $525,000 but has undergone extensive upgrades and renovations since, including the addition of a garden room.

The two-storey house has a lot packed into it. One of the bedrooms has an ensuite and the upstairs area fits a laundry, bathroom, kitchen and lounge area, while the downstairs is a dedicated workshop and storage area.

The community butterfly garden, which sits on a bit of land adjoining the property, was established by the vendor as a way to give something back to her neighbourhood.

Ellson says it’s special how the local community worked together with the council to improve amenities in the neighbourhood.

Ellson and Button have another, even smaller tiny house on their books – a one-bedroom, green-painted 51sqm house at 32 Alexander Street in Kingsland. That house has an asking price of $925,000.

Although 6 Bright Street and 32 Alexander Street are less than half the size of an average Kiwi house they are still bigger than most “tiny houses”.

The New Zealand Tiny House Association suggests the concept of tiny usually refers to dwellings that are less than 37 square metres, and can be either fixed to the land or built on a trailer.
