A modest 1940s three-bedroom home that was given an award-winning makeover has sold under the hammer for $2.04million – more than half a million dollars above its 2017 CV.
The property at 188 Arthur Street, in Onehunga, Auckland, was snapped up by a young local family after determined bidding by expats and downsizers.
Bayleys agents Glenn Baker and Lindy Lawton, who were marketing the home, told OneRoof that about 60 people showed up to the auction on Sunday, after about 75 groups inspected it during two weeks of open homes.
"There were some fairly aggressive bids but even expats have a limit. But it’s a nice benchmark for the area,” Baker said.

Property values in Onehunga have risen 9.8 per cent since the start of the Covid-19 crisis, according to OneRoof house price index, and agents have recorded several $2 million-plus sales.

The house at 188 Arthur Street was renovated and extended in 2018. Designers from Alignworks Architects worked on the project, winning an Auckland Architecture award in 2019 for their efforts.
On their website, Alignworks described the project, dubbed the Garden Stoop House, as "a small addition and renovation of a 1940s house in Onehunga for two graphic designers and their two primary aged children".
"The compact house is designed around an eastern entry courtyard. It leverages an under‐utilised front yard and engages with the street creating an extended ‘stoop’ which already functions as a spot for spontaneous social interactions from the street.
"This modern day suburban stoop is designed with cedar batten screens, exposed steel and a honed concrete block."

Baker said homes that don’t require work were in high demand.
“People like to walk into something nice know there’ll be no further costs for renovations and there’s a lot of comfort and security in that,” he said.
He said the work done to 188 Arthur Street was impressive.
“You can see how much work the owners have put in with a designer as they worked collaboratively. It has a quite a zen about it, feels peaceful and relaxing.”
