An immaculately presented two-storey villa with an outdoor swimming pool has sold under the hammer for $4.3 million - more than $1.5 million above its 2017 CV.
Despite only having three bedrooms, the house at 32A Picton Street, in Freemans Bay, was in high demand, with bidding starting at $3.25 million and jumping another $500,000 within seconds.
Ray White Ponsonby agent Tricia Lafferty, who marketed the home along with colleague Kym Aikin, said: “It was then a straight fight between two of the five registered buyers.”
Lafferty and Aikin scored big with another listing at the auction: a three-bedroom home at 7 William Denny Avenue, in Westmere, which sold for $3.825 million - more than $700,000 above CV.

The stylish Art Deco home boasts a modern extension and sits on a large 943sqm section, quite rare for the area.
Lafferty said: “Despite there being only two bidders on the night, it was still an exceptional result for our sellers, and the buyers – a local family – came courtesy of our colleagues, Chloe and Scott Wither.”

Ray White chief operating officer Daniel Coulson, who conducted the auction at Ray White Ponsonby's offices, said six properties sold under the hammer for a total of more than $14.5 million.
“The room was packed to the point where it was nearly overflowing – auctions really are resonating with both buyers and sellers as much right now, as they ever have,” Coulson said.
Bidding at auctions in Auckland’s pricier eastern suburbs also sent prices to high levels.

Three bidders sent the price of a cliff-top property at 21 Vista Crescent, in Glendowie, to just over $4.1 million.
The property, which was marketed by ay White Remuera agents Steen Nielsen and Logan Swann, had attracted almost 40 groups through the open homes.
“The bidding got to $3.5 million and then there were two parties - they just went hammer and tongs,” said Swann.
Swann said that one of the under-bidders lived on the street, so knew how desirable this cul-de-sac with north east facing sea views was. “When properties [on this street] do come on the market, they are highly sought after.”

The 1950s house had been stylishly renovated with double glazing, new kitchen and bathroom and featured a pool, sauna and spa.
Swann said that while more listings are coming on to the market now, there is still more demand to satisfy. “We could be selling $3 million to $6 million properties all day long if we had them on our books.”
Ray White Epsom agent Rachel Berry, who with Matthew Phillips sold another immaculately renovated home at 8 Ingram Road, in Remuera, for $4.525 million. She said that people were fighting over themselves for the property, with three of the ten registered bidders duking it out.
“It started at $3 million and within a minute it was at $4 million. Our feedback had been $3.5 million to $3.7 million, max, but it flew past that so fast we couldn’t keep up,” she said.
The property had been viewed by 90 groups, all keen for properties in the $4 million to $5 million range, where demand is outstripping supply.
“We can’t keep up with demand. Our average days on the market is down to 15, it’s actually quite tricky to keep the customer service up as the volume of enquiry has really increased.
“People are texting and ringing ‘have you got anything?’ On average we’re getting 100 groups through a campaign and eight to ten bidders.
“We could easily sell another 10 houses a week.”
