A concrete and glass house perched above Whangamatā’s sand dunes is on the market for sale for the first time since it was built more than 25 years ago.

The four-bedroom bach, which was designed by award-winning architect Andrew Patterson, has a 2023 RV of $6.265 million, but the agent marketing it is taking a wait-and-see approach on price.

“Price ultimately will be determined by those with the capacity to purchase a property of this calibre,” Bayleys’ Dale Sholson told OneRoof, adding that the RV was only a figure from a certain point in time.

Sholson said there was “speculation, guessing and rumours” when selling a house like 220B Beverley Terrace. “We are all fascinated by beachfront homes, myself included,” he said.

He said the property was a landmark home in the town. “This timeless design has been a landmark on the beachfront for over 25 years, and it still feels current. It’s a credit to its innovative design and choice of construction materials,” he said.

The owners’ daughter Briar Sheffield-Gray told OneRoof that the two-storey house was commissioned by her parents, Winifred and Robin, as an antidote to the family’s home in Auckland, a historic villa.

“Beverley Terrace was an opportunity to go contemporary. They were excited by Patterson’s design,” she said.

The family had holidayed at Whangamatā for generations, with Robin having many childhood holidays there and his parents eventually retiring to a beachfront cottage along the road on Beverley Terrace, meaning the next generation of children and teenagers holidayed there too.

The family bought the land, then a vacant plot, in 1989 after spotting a For Sale sign while out on a morning walk. “Within the hour, they were sitting at the real estate agent’s office,” Sheffield-Gray told OneRoof.

It was another 10 years before their dream bach became a reality. Sheffield-Gray said it was the Coromandel’s first home built from concrete tilt slab, saying a specialist team of builders moved up from Queenstown and lived in the surfing town during the two-year build. The large tilt slabs were poured in Hamilton and then trucked to the site, requiring the largest cranes ever used on the Coromandel at the time, she said.

Patterson’s two-storey building opens the entire front of the house to the dunes and the sea, but by including a central double-height glass atrium in the middle of the house he created a second sheltered living space away from the onshore winds. On the street side of the house is a family wing of bathrooms and three bedrooms with a small kitchenette and living area as well as a double garage.

“The sun and light moves and changes all day around this house through the large windows and open spaces and at night the inbuilt lighting is truly stunning,” Sheffield-Gray said.

“We love the endless ocean views, watching the surfers, and the walkers sitting on the little seat on the dunes whilst they also enjoy the beauty of the beach.”

The family has put the bach on the market following Robin’s passing a few years.

Sheffield-Gray said: “Beverley Terrace will forever hold a special place in all our hearts, there’s a real sense of gratitude and nostalgia for the countless memories.”

Sholson said there had been strong interest in the house, from both locals and out-of-town buyers.

“Parties are well aware of Patterson’s quality, style and testimony so there is additional interest due to the design,” he told OneRoof.

“The highlight of showing this home is hearing the comments from [people] as they move through the interior. The design that is still current today, the large centre atrium is like no other and the meticulous care of this home over the last 25-plus years certainly ensure the wow factor.”

When it sells, the property will join a handful of multi-million-dollar beachfront sales in the popular surfing town.

Most recently, the April sale of a newly completed luxurious six-bedroom home on Pipi Road was expected to break the town’s record of $7.41m. Bayleys listing agent Lea Jurkovich confirmed that the Pipi Road property had sold but was unable to comment further due to confidentiality clauses.

The top auction sale in the town was set in June 2022 for a classic Kiwi bach on Tangaroa Road, which sold under the hammer at a Harcourts auction for $6.52m.
