A mishmash of houses ranging from a historic post office – that’s been stripped back to its framing and is marketed as a hazardous construction site – and three other liveable homes on a large lifestyle section between Hamilton and Raglan must be sold.

The current owner bought the property with four dwellings on it in March 2023 for $900,000 for extended family to live in, but a change in circumstance means it must now be sold at auction.

EVES listing agent Aman Bali said when 1899A State Highway 23 last sold 18 months ago, only one of the two, three and four-bedroom properties had been liveable, but the new owner had since renovated the two other houses down on the flat area of the 2.09ha section.

The fourth property, which was a former 1920s post office that had been relocated to the top of the hill and had a separate access point was being sold as a construction site and, according to the listing, was classified as a hazard area due to the incomplete building work.

The owner lived in one of the houses, had their parents living in the second dwelling and a sister and her family staying in the third.

The plan had been to renovate the fourth property for another family member to move into, but they hadn’t got around to it.

Bali could not disclose the reason for selling other than for “personal reasons”.

He was unable to give a price indication for the property, which has an RV of $1.66 million, but said the owners were extremely motivated to sell on or around auction day.

“They have to sell and will meet the market.”

However, Bali said it was the stripped-out villa that had so far generated the most interest from buyers.

“That’s the one everyone is interested in. It’s huge over there. They’ve taken everything out.

“How often have you seen a six-bedroom and two or maybe three-bathroom, two kitchens in a big dwelling with three other dwellings beside it.”

He said it was a rare opportunity and everyone who had viewed it so far had different plans for it. One wanted to complete the post office and run it as an Airbnb, while someone else wanted to buy it as an investment property and rent all four properties out.

A previous owner had even been granted consent to run a travellers lodge there, but that consent had since lapsed.

“It’s for somebody who can see the vision over there – four dwellings on one title, big piece of land, freshwater streams, very nearby to Hamilton and in the middle of Raglan and Hamilton – it’s a very unique property.”

The property was located within the gated Glen Tui community and residents had access to the communal swimming pool and tennis courts.
