It’s the real estate video that gave the owner of 155B Oceanbeach Road, in Mount Maunganui, butterflies.
Four generations of the listing agents’ family put their acting skills to the test for a two-and-a-half minute film highlighting the Kiwiana vibe of the 1950s bach.
Bayleys agents Conrad Doyle and Kay Ganley wanted to do something special to promote the property, so they roped in their family to sell the warmth and potential of the beach home.
The promo starts with Doyle taking his surfboard out to the waves, and then switches to Ganley’s mother, Judy – undoubtedly the star of the film – relaxing in a chair and working on her knitting as she waits for her guests to arrive.

They pull up in a classic motor, Ruby, and rush out to Judy’s welcoming arms. Judy’s work isn’t quite done. The video has her putting the finishing touches to some home-made raspberry lamingtons in the vintage kitchen as the sun streams in through the windows.
Ganley also makes an appearance alongside mum Judy and two of her grandchildren (Judy’s great-grandchildren) Georgia and Ollie (both are Doyle’s children).
Ganley’s husband Mike can also be spotted a bit later heading out with the fishing rods. Mike’s daughter Rochelle and his granddaughters Lydia and Lola also make cameo appearances.
The fourth generation of children – Lydia, Lola, Georgia and Ollie – then gather around the kitchen table to play a board game, before heading off for some beach fun.
The video was filmed by Boundless Vision Media and Photography in the recent October school holidays, so Doyle said there was no shortage of helpers.
“We are all in the video – four generations. We tried to recreate how it was back in the day without technology – board games on the beach, fishing rods that sort of thing,” Doyle told OneRoof.
The video took six hours to shoot and involved a lot of planning and props, but the hard work was worth it when the vendor saw the promo for the first time. “He got butterflies.”
Doyle said there was only a handful of older homes on large sections left in Mount Maunganui. “That Kiwiana bach vibe is hard to find these days. It’s been pretty much deleted in some parts of the country, which is sad.”
155B Oceanbeach Road comprises two homes on a 1045sqm section overlooking the beach. A four-bedroom 1950s cottage is located at the front while at the back is a newer two-bedroom Lockwood-style home, currently rented out on Airbnb.
The property has an RV of $6.29 million and has been owned by the same family for about 30 years. It is being sold at auction in early December because it is now surplus to requirements.
The listing went live this week, but Doyle has already received interest. “We’ve had a mix of enquiry already from people around the country. Some want to build others just want to secure a quality spot on Oceanbeach Road.”
Mount Maunganui agents including Doyle and Ganley frequently appear in listing photos and videos for the properties they are selling and in the past Doyle has roped in his brothers, friends, and colleagues. “We rope in anyone we feel suitable for the scene at the time,” he said.
Sometimes the help is reluctantly given, but this time Nana Judy’s lamingtons were reason enough to win over the family. “Sometimes it takes some persuading. I do owe a couple of lunches as well,” Doyle said.
