Kāinga Ora has sold three neighbouring homes in Auckland’s Ellerslie for an undisclosed amount as its mass sell-off of state assets ramps up in the city.

Barfoot & Thompson agents Rawdon Christie and Steve Hood brought the three cottages on Amy Street to market at the end of last month, telling OneRoof that a developer could build up to 17 townhouses on the combined 2475sqm site.
Each of the properties had RVs of just over $2 million.
Christie said he was unable to comment on the sale and referred OneRoof to Kāinga Ora. A spokesperson for the government housing agency declined to say who bought the homes and for what price.

“We are unable to release any further details at this stage due to commercial sensitivity and confidentiality requirements,” the spokesperson said.
They referred OneRoof to a Kāinga Ora website for further information about the agency’s planned sale of around 900 homes across the country.
The website states the homes represent about 1% of Kāinga Ora total portfolio: “Decisions to sell specific sites will be ongoing, and at any one time there will be properties at various stages of the process.

“It’s also important to note we are not reducing the number of Kāinga Ora homes. For each existing Kāinga Ora home sold, a newly built home is delivered elsewhere.”
A OneRoof article from last month said the listing of the three Amy Street homes followed Housing Minister Chris Bishop’s announcement that the Government was pursuing the sale of around 200 Kāinga Ora-owned properties worth around $2m each.
Bishop said he was looking to reinvest money into more affordable areas. “I think most New Zealanders would say it doesn’t make a lot of sense for Kāinga Ora to own $2m houses in Remuera, for example. They should be investing where the need is greatest.”

The three Amy Street properties - 43, 45 and 47 - are zoned mixed housing suburban, and Christie had pitched the listing at “developers, investors, and land bankers”.
Kāinga Ora bought 47 Amy Street in 2023 for $2m, but public records suggested it owned 43 and 45 Amy Street for much longer.
The three properties were more than 80 years old, with Kāinga Ora telling OneRoof last month that the houses had reached the end of their life as social housing.
Christie also told OneRoof at the time that buyers would likely replace the existing houses with townhouses.
OneRoof has several listings linked to Kāinga Ora up for grabs in top Auckland suburbs. Earlier this month, OneRoof reporters wrote about two neighbouring state homes for sale in Meadowbank.
The two-bedroom duplexes at 5 and 7 Puroto Street, in Meadowbank, have a combined RV of $4.475m, overlook Ōrākei Basin, boast views of the Sky Tower and are just metres from a train station.

In neighbouring Remuera, positioned on the coveted northern slopes, is a one-bedroom home at 28 Wiles Avenue.
Built in 1940, the property is part of a duplex and sits on 503sqm. It has a price tag of $1.4m - well below its RV of $1.675m - and has been marketed by Barfoot & Thompson Cici Wang as an entry-level home in the city’s prized double grammar zone.
“Disregard the CV - the vendor is offering a definite sale at a very affordable price. This is your chance to secure a property in one of Auckland’s most prestigious neighbourhoods without the premium price tag,” Wang said in her listing.
She described the “sunny and quaint” one-bedroom duplex as brimming with potential and a rare find. “This home offers endless possibilities, whether you choose to renovate, expand, or develop. The expansive green backyard offers a private oasis, perfect for outdoor relaxation or future landscaping.”
The property is a must-view for first-home buyers, downsizers and savvy investors, Wang said.

Over in Mission Bay, a duplex at 107 and 107A Atkin Avenue is for sale with a combined RV of just over $3.8m.
The properties, which like the others date from the 1940s, are pitched as a development opportunity, with the total site offering 1675sqm zoned for density.
Listing agent Jane Horgan, of Ray White, declined to comment on the sale, but her marketing copy stated that “valuable land development opportunities like this are getting much rarer this close to Auckland’s CBD, let alone in Mission Bay”. She said the vendor was highly motivated.
