Owning a home on New Zealand or Australia’s most prestigious streets isn’t for the faint of wallet, with some addresses more expensive than an entire town or island.

Analysis by Ray White for OneRoof identified the 25 most expensive streets in Australia and New Zealand in 2024.

Top in Australia, and streets ahead of anything in New Zealand, is Wolseley Road, in Sydney’s Point Piper. The street is home to Australias most expensive listing, the A$200 million mansion being sold by Aussie Home Loans founder John Symond.

Wolseley Road’s median sale price is A$23m – three times more than the median sale price of New Zealand’s most expensive street, Arney Crescent, in Auckland’s Remuera.

Sydney’s waterfront suburbs dominate the Australian list while Auckland’s Remuera dominates the rankings in New Zealand.

The lists also show just how much more expensive Australia’s expensive homes are compared to New Zealand’s. Number 25 in Australia is Hedges Avenue, in the Gold Coast’s Mermaid Beach, which has a median sale price of A$12m. For that you could buy three homes at the No.25 spot on New Zealand’s list – Taumata Road, in Omaha, where the median sale price is $4.25m.

Ray White New Zealand chief executive Daniel Coulson told OneRoof Remuera featured so prominently in lists of the country’s biggest sales because it offered buyers big homes, large sections and a popular school zone.

Typical of the homes on offer is 226 Remuera Road, a five-bedroom mansion that has recently undergone an extensive renovation and is expected to sell for more than $20m.

Also on the market with Ray White, in neighbouring Seaview Road, is a three-bedroom Tuscan-style villa on a 1734sqm section with an asking price of $12.95m.

“Remuera is a very established stable market, and homes there seem to hold their value. Much of it is also zoned for two of the country’s leading schools and many of the streets have clear views of the harbour,” Coulson said.

Second and third on New Zealand’s list with median sale prices of NZ$6.225m and NZ$6.22m are Marine Parade and Sarsfield Street, both in Auckland’s Herne Bay.

The highest-ranking streets outside of Auckland were: Arrowtown-Lake Hayes Road, in Queenstown-Lakes (NZ$4.7m); Speargrass Flat Road, in Queenstown-Lakes (NZ$4.65m); Marine Parade, in Tauranga’s Mount Maunganui (NZ$4.61m); and Lower Shotover Road, in Queenstown-Lakes (NZ$4.55m).

Analysis of New Zealand’s most expensive streets in 2019 throws up many of the same addresses although the prices are on average 20% lower and only two are outside of Auckland.

The figures also show changes in Australia’s mansion market. The gap between the ultra-prestigious and the merely expensive across the ditch has widened substantially in the last five years. In 2019, just eight Australian streets had median prices above A$10m. Now, that number has ballooned to 45, with five addresses topping A$20m.

The steep climb is most evident on Aldington Road, in Sydney’s Kemps Creek. Property in the former backwater suburb are now viewed as prime sites for development as a result of zoning changes. In 2024 alone, six properties have sold for more than A$3m each.

“What we’re seeing in areas like Kemps Creek is a direct result of the push for development,” said Ray White senior data analyst Atom Tian. “The land itself has become gold-plated.”

Central Sydney suburbs have also benefitted from zoning changes and the rush to develop. The median sale price in Lang Road, in Sydney’s Centennial Park, jumped from A$6.5m in 2019 to A$20.5m in 2024.

In Melbourne, meanwhile, streets in Toorak hold the city’s top rankings, while Queensland’s Witta Circle, in Noosa Heads, and Hedges Avenue, in Mermaid Beach, have broken into the top 25.

Coulson said the lift in prices at the top end of New Zealand’s housing market was more modest than in Australia but this reflected a post-Covid market reset.

“We’ve had a disparate market compared to Australia. While New Zealand faced economic headwinds, Australia has seen stronger, more consistent growth.”

Ultimately, buying on one of these ultra-prestigious streets was not just about financial clout, he said. “The homes people are buying are legacies, which are often passed on through generations.”
