A new multi-storey apartment complex is among possibilities mooted for a strategic Ellerslie site which has gone up for sale with options for occupiers, investors and developers.

The more than 1,700-square-metre freehold property moments from the Ellerslie town centre has prominent street frontage and excellent motorway and rail access.

It is currently home to a versatile vacant office/warehouse building with a generous yard and/or car parking.

Flexible, development-friendly Mixed Use zoning offers potential for a variety of intensive residential, commercial or mixed-use projects, in an area proving increasingly popular among developers.

Preliminary concept plans have been prepared for one option involving a residential development of up to five levels with some 40 apartments, subject to any necessary planning approvals.

The freehold property at 6 Sultan Street, Ellerslie, Auckland, is being offered for sale through James Were, Damien Bullick and Dean Budd of Bayleys Auckland Central.

It will be sold by way of a tender closing on Tuesday 12 March, unless sold prior.

Were said the property consisted of a more than 1,100-square-metre building on some 1,733 square metres of freehold land with 20 car parks.

Constructed in the 1980s, the versatile building contains a clear-span warehouse of some 513 square metres with access via multiple roller doors, along with 600 square metres of office space over two levels.

This mix of warehouse and office accommodation would suit a variety of business activities.

The building has a Grade-A Initial Evaluation Procedure seismic rating of 80 percent of new building standard, said Were.

Bullick said it was rare for a substantial property to come up for sale in this location with such a comprehensive array of options to own and occupy, add value and invest, or develop.

These possibilities, combined with a strategic and increasingly popular central Auckland location, mean this site is likely to have broad appeal among potential buyers.

Zoned Business-Mixed Use under Auckland s unitary plan and located on the doorstep of the Ellerslie Village with motorway access in both directions, it's easy to see why this is fast evolving as a popular residential and commercial precinct, said Bullick.

Budd said Ellerslie's proximity to downtown Auckland, multitude of transport links, and small but lively town centre had seen property demand in the suburb soar in recent years, particularly among young professionals and families striving to be in zone for top-rated schools.

Bordering the suburbs of Penrose, Remuera and Mt Wellington, Ellerslie offers handy access to major arterial roads such as the Southern Motorway, Great South Road and Greenlane, as well as convenient bus and rail services. These enable easy connections across the city.

A growing number of intensive housing projects, including Safari Group's major development, The Residences at Central Park, on Great South Road, illustrate the residential potential now being unlocked in this area, Budd said.
