A large-scale apple orchard in the horticultural hub of Hawke’s Bay is being presented to the market for sale and offers buyers the opportunity to acquire a significant asset in one of New Zealand’s key export industries.

Blyth Orchard is located at 183 Lawn Road, Clive and spans 110.7031ha, which is held in four titles and is currently farmed by a leading local apple producer.

The landholding has been achieved over the years by the purchase of adjoining blocks which now straddle two major arterial roads offering multiple access points.

The soils represent the best that Hawke's Bay has to offer ensuring strong tree growth and therefore productive harvests. Water is abundant and the block is fully irrigated and tile drained.

The varietal mix and tree age reflect the evolution of this property with Royal Gala strains, high-colour Fuji, Dazzle, Pacific Queen, Pink Lady, Jazz, and Granny Smith all part of the 95.76ha of total planted area.

This mix of predominantly mature trees offers scope to redevelop areas whilst still retaining strong cashflow and the new plantings are an investment for future harvests.

On-site accommodation for a total of 116 RSE staff provides efficiency and serviceable living quarters for the workforce.

The property is available under a number of different options for investors, all underpinned by a company committed to handling the day-to-day management with highly experienced staff and post-harvest services.

Colliers Rural Sales Advisors Louise Wake and Hadley Brown have been exclusively appointed to market the property for sale with the deadline for offers closing at 2pm on Friday 12 July.

The property is located approximately 7km from Havelock North and Hastings and 15km from Napier.

The improvements include multiple implement sheds, pump sheds, staff amenities and accommodation, a spray shed, common room, and kitchen area.

The soil at the property is predominantly Class 15 Hastings silt loam on sand. Water is sourced from six bores and consents are in place.

There is a full irrigation system in place with automated sprinklers. The property is tile drained on a gravity grid system that discharges into open drains running through parts of the centre and along the western boundary.

Wake, a horticulture specialist at Colliers Hawke’s Bay, says prospective purchasers looking for a premium orchard offering will have found what they are looking for with this outstanding property.

“The combination of existing infrastructure, significant scale, and experienced management of the current operations makes this a highly appealing orchard,” Wake says.

“The soils at the property are conducive to growing and is a key reason why this orchard continues to deliver productive harvests.

"The growing conditions based on the climate in Hawke’s Bay also help produce excellent fruit.”

Industry data from the apple sector suggests that despite a drop in harvest in the 2022/2023 market year due to Cyclone Gabrielle, the industry is poised to bounce back.

One recent report from the Foreign Agricultural Service of the United States Department of Agriculture, who are based in Wellington, highlights that New Zealand maintains an advantage by having a counter-season production cycle compared to many other growing nations, which fuels global demand.

Brown, Director of Rural at Colliers Hawke’s Bay, says the opportunity to acquire an orchard in an established area of New Zealand’s horticulture sector means a wide array of buyers will be drawn to this offering.

“There are strong investment fundamentals and considerable land value attached to this property,” Brown says.
