Patience has paid off for the owners of a luxury hideaway home in Tasman. Sixteen months after they brought the property on Astrolabe View, in Kaiteriteri, to market, they found a buyer and smashed the region’s house price record.
While the $6.6 million they got for the new-build waterfront home was below the original asking price of $7.1m, it still trumped the previous Tasman record of $6.3m, paid in 2021 for a home on Aporo Road, in Ruby Bay, and was above its RV of $4.6m.
The three-bedroom Astrolabe View home was a no-expenses-spared new-build, completed in 2022 by Contemporary Homes. It was recognised as the region’s best new home in August 2023, and won a swag of other design awards, including the Resene New Home in the $2m-$4m category, the Pink Batts Craftsmanship Award, the Kitchen Excellence Award and the Higgins Concrete Outdoor Living Excellence Award.
The vendors had only stayed in the resort-style property a few times before deciding to sell, with their agent telling OneRoof last August that it was surplus to requirements.

Ged Hay, from New Zealand Sotheby’s International Realty, said there had been a sudden surge of interest in the home in the months leading up to the July sale. Four parties had shown serious interest in the home, with the winning offer made by a South Islander who planned to make it their permanent home.

Those who had lost out had come from across the country, including Auckland and Canterbury. A Kiwi expat based in the US had also eyed up the property as a staff retreat.
Hay said the buyer pool had been limited given overseas buyers were locked out. “It’s very much a patience game at the moment,” he told OneRoof.
“It was nothing, nothing, nothing, and then in the end we had four buyers wanting it so you just can’t tell.”
“I don’t know why all of a sudden we got busy with it, but it was a good thing.”
The top-of-the-line home was on a secluded 8620sqm section surrounded by bush and had impressive water views.
Hay said the area between Kaiteriteri and Mārahau had been undervalued for a long time and believed it was destined to take off.
“I believe it will be the dress circle of the Kaiteriteri region because of the lot sizes. There’s a number of awesome houses out there now. There’s a lot of older builds, but I think as time goes on that whole street will upgrade and be the place to be.”
The latest OneRoof house price figures show the area has grown in value in the recent months. Kaiteriteri’s average property value jumped 6.2% ($96,000) to $1.646m in the three months to the end of July and was up 19.4% ($267,000) year-on-year.
