Five large industrial zoned lots owned by the UPC development group are on offer for design, purpose-built and long-term leasing projects in Waikato’s strategically-located Northgate Business Park at Horotiu, 8km north of Hamilton.
“Northgate Business Park is ideally located at the crossroads of the so-called Golden Triangle linking the ports of Auckland and Tauranga, which are both respectively 110km from the commercial hub of Hamilton City,” says Tom Cooper, industrial sales and leasing agent with Savills New Zealand.
Cooper is marketing the five lots with Savills general manager William Wallace in a joint agency with Tom Davison and Ben Bayley of Bayleys.

“The UPC group is Northgate’s related development company and is a private investment group established in 1983 that primarily focuses on long-term property investment opportunities principally in Auckland and Hamilton, but throughout New Zealand,” Cooper says.
“The industrial lots are in the Spence precinct of the premium Northgate Business Park with access to the North Island Main Trunk Railway and SH1 via the Waikato Expressway.
“Notable properties developed and leased by UPC to national and international tenants include a Mitre 10 Mega with surrounding retail in Mt Wellington and James Hardie’s New Zealand manufacturing and distribution centre in O’Rorke Rd, Penrose. Wallace says well-known companies are already established and operating in Stages 1 and 2 of the Northgate Business Park while construction plans are under way for Stage 3.
“UPC has provided a 9000sq m design, build and leasing facility at Northgate for Waikato Milking Systems. This state-of-the-art facility has been designed to future-proof the company’s business and has been built in two stages by Hamilton-based Downey Construction,” he says.
Davison says Northgate’s biggest drawcard is its location, with Auckland International Airport only 100km away and options for sea freight through the Waikato Freight Hub, which connects with the Ports of Auckland.
“Another attraction of the business park is its access to a skilled labour force,” says Davison. “Only 8km from central Hamilton and across the motorway from the new Te Awa Lakes residential development, Northgate is a convenient workplace for locals.
“It’s also an option for workers who want to make the most of a rural lifestyle while living between Auckland and Hamilton or Hamilton and Tauranga.”
Northgate is in discussions to open a new hospitality centre in the business park. A childcare operator is established and other amenities such as gyms are expected to follow.
Bayley says the business park is also setting benchmarks in environmental standards, providing protection to the waterways that flow through the development areas.
“The streams and gullies are a feature of the development and will be vested in the Waikato District Council as stormwater reserves. All stormwater runoff will be directed into ponds where it will be treated for quality before its release out to existing streams.”
Streams will have extensive planting along their banks as approved in consultation with both local iwi and Environment Waikato. Chosen plant species will support bird life and provide shelter for the aquatic species that hide under the banks of the streams.
Bayley says intermittent pedestrian access to the pond areas will permit employees in the Northgate Business Park to enjoy a peaceful setting in a recreational environment that is removed from workplaces but accessible for lunchtime walks or runs.
