Salesperson Markus Blum said the Residential – Mixed Housing Suburban Zone was the most widespread residential zone covering many established suburbs and some greenfields areas across Auckland – allowing for intensification of existing landholdings.

“The Residential – Mixed Housing Suburban Zone enables intensification, while retaining a suburban built character. Development within the zone will generally be two-storey detached or attached housing in a variety of types and sizes to provide housing choice,” he said.

Blum said the pair of existing residential dwellings on the property would give any new owner substantial split-risk holding income – particularly with the larger dwelling having a separate 2 bedroom flat on the ground floor and the second dwelling currently being rented – while necessary development plans were drawn up and subsequent council consenting is applied for.

“The elevation of the Redoubt Road block, sitting as it does near the crest of a gentle incline, would deliver outstanding views across South Auckland looking back toward Auckland’s CBD on the horizon,” he said.

Flat Bush is one of Auckland’s largest new planned suburbs and has been steadily developed as a metropolitan urban area over several decades since Manukau City Council first began the process in 1996.

As of 2022, substantial residential development means the area has grown to more than 34,000 people, and includes the Ormiston Town Centre shopping mall which opened in 2021.The population of greater Flat Bush area is expected to grow to 40,000 residents by 2025.

Blum said that such a booming demographic would underpin demand for new intensive housing in and around the suburb – which a new owner of the Redoubt Road block could plan for and capitalise on.

“As one of Auckland’s newest housing areas, Flat Bush complies with the aims of the Auckland Council Plan - which calls for more medium and high-density housing.

"As a result, the area is taking on an exciting but very different look from the traditional suburbs.

"Flat Bush is also one of New Zealand’s most comprehensively planned urban developments – alongside the likes of Hobsonville Point and Stonefields,” he said.
