Large plots of land at the Ahuriri Aeropark in Hawke’s Bay are being presented to the market and will offer prospective tenants the opportunity to create a tailormade, sustainable development as part of the site’s future growth.
Approximately 10ha of land at Hawke’s Bay Airport has been made available and incoming tenants will be able to secure a site on a minimum 10-year lease that fits their requirements. Sites are expected to measure at least 2,000sq m but can be bigger based on the individual needs of the tenant.
Hawke’s Bay Airport is the third busiest airport in the North Island, welcoming more than 750,000 passengers in an average year and that number is projected to grow to more than 1.4 million by 2040.
The airport has set about intensifying the usage of their site that will grow into an interconnected, innovative business hub that will support the region’s broader economy.

The location enjoys significant exposure, and the site offers convenient access to the nearby State Highway 2, while Napier Port is only 4.1km away meaning a range of commercial and industrial activities will be well-suited to the Ahuriri Aeropark.
Colliers Brokers Calum Ironside and Rob Nankervis have been exclusively appointed to market the sites for design, build, and long-term lease via negotiation.
There are already 18 businesses based at the Hawke’s Bay Airport with more than 270 employees on-site, making it a prosperous commercial hub.
Hawke’s Bay Airport sits on 230ha, so there is potential for many more businesses to establish themselves within the airport precinct, which is part of the long-term vision for the property.
Ironside, Industrial and Commercial Sales Broker at Colliers Hawke’s Bay, says this is a chance for prospective tenants to take advantage of the blank canvas nature of these sites.
“Hawke’s Bay Airport has existing and developing infrastructure to support new businesses, with roading, energy, and three-water availability,” Ironside says.
“The development of the nearby Watchman Road has made locations at the southern end of the airfield even more appealing, and more infrastructure is planned to set the foundations across the property over the next few years.
“Hawke’s Bay Airport takes its environmental responsibilities seriously, so they will partner with likeminded businesses to create sustainable developments, tapping into the proposed renewable energy provided on-site in the future and constructing environmentally friendly facilities.
“The new terminal will further support businesses with meeting rooms and hospitality and create a critical mass of existing businesses to attract further support services, as well as the obvious benefit of having an airport on their doorstep so corporate visitors can fly in for meetings.”
Nankervis, Commercial Broker at Colliers Hawke’s Bay, says given the flexible nature of the sites, a range of activities could be catered for, including light manufacturing and warehousing, transport, research and technology, or office blocks.
“Hawke’s Bay Airport is only 4.1km away from Napier’s growing CBD, while Hastings is less than 25km away, ensuring future tenants will be able to access the key locations within the region,” Nankervis says.
“There is a highly connected business sector in Hawke’s Bay that collaborates strongly with local councils and central government agencies to help the region’s continued growth.
“With opportunities such as this one, we expect to see strong interest from businesses in the region and further afield who will recognise the potential on offer and the lifestyle that Hawke’s Bay provides.”
