A multi-unit business park is mooted for Pukekohe’s largest piece of industrial land for sale amid a chronic shortage of land for industry.
The nearly two hectares of bare land a few minutes’ drive from the town centre, on John Street, is arguably the last prime greenfield site available in the heart of Pukekohe.
Its location places it in the midst of one of Auckland’s fastest growing areas, which is attracting enormous investment and development.
The site comes with a number of existing concept plans for a potential industrial business park to be developed on an extensive ready-to-build platform.

The freehold landholding at 60 John Street, Pukekohe, Auckland, is being marketed for sale through Shane Snijder, James Hill and Roman van Uden of Bayleys Real Estate.
The property will be sold by way of a tender closing on Wednesday 24 April, unless it is sold earlier.
The approximately 1.94-hectare site lies within a three-minute drive of the town centre and Pukekohe Train Station.
It enjoys some 80 metres of road frontage and exposure to John Street, a block from main arterial Queen Street.
Two Southern Motorway interchanges, at Drury and Bombay, are a little over 10 minutes’ drive away.
Snijder said the land for sale represented a rare offering for investors, owner-occupiers and commercial and industrial developers.
“This large greenfield development site is a pivotal landholding within Pukekohe, in one of its most sought-after and tightly held areas.
“Pukekohe has attracted strong demand for industrial and commercial property for a number of years.
"This has been driven by a strong local economy, above average population growth and a real shortage of industrial zoned land.
"Finding large lots of industrial land in prime locations is simply getting harder and harder,” said Snijder.
Hill said the John Street site would suit a wide range of industrial and commercial uses.
“It sits within the Business – Light Industry zone under the Auckland Unitary Plan. This provides for an array of activities, from manufacturing and production to logistics, storage, transport and distribution – provided they don’t generate objectionable odour, dust or noise.
“The breadth of possibilities is embodied by near neighbours including Kennards Hire, Hirepool, PGG Wrightson, and businesses in fields such as engineering, transportation, automotive, building and construction supplies.
"Also nearby are large retail outlets for the likes of Countdown, Noel Leeming and Mitre 10 MEGA. Their presence demonstrates the sheer desirability of this location,” said Hill.
Van Uden said Pukekohe’s real estate appeal was underpinned by unprecedented growth in the Franklin area.
“This growth has been accompanied by numerous big projects. These include the world-class 360-hectare mixed-use project at Drury South, which encompasses large-scale industrial and residential development, along with Kiwi Income Property Trust’s planned shopping centre and Fisher & Paykel’s acquisition of 100-plus hectares for a new business campus.
“Numerous large residential subdivisions further illustrate the area’s growing status as Auckland’s new southern growth epicentre,” van Uden said.
