The large industrial property housing a leading New Zealand supplier of commercial conveyor belts and roofing products has been rolled out for sale.

The more than 1.4-hectare freehold site in Otara, Auckland, is home to the warehouse, office and showroom premises of Viking Group.

The company specialises in sourcing, supplying and installing conveyor belts for material handling and processing and is also New Zealand’s largest supplier of exterior waterproofing.

Viking Roofspec has developed one of the most diverse and complete product ranges of exterior roofing and waterproofing solutions in New Zealand. Its materials are installed on more than 100 projects per day across the country and the Pacific.

The Viking Group pays annual net rent of $808,307 plus outgoings and GST for its Otara premises, on a lease that runs through to 2026. The lease agreement incorporates two-yearly market rent reviews.

The property at 80 Alexander Crescent and 18 Lovegrove Crescent, Otara, is being marketed for sale by Grant Magill of Bayleys Auckland Central, together with Sunil Bhana and James Hill of Bayleys South Auckland.

Sale is by deadline private treaty closing on Thursday 3 November, unless it is sold earlier.

Magill said the property consisted of an approximately 5,861-square metre standalone building on some 1.47 hectares of land with ample on-site parking and dual street access.

“Constructed around the 1960s, the large, refurbished building combines a substantial industrial warehouse with tidy office/showroom areas. The premises are well-presented, with refurbishment works including the recent re-roofing of the front part of the building.

“A low office-to-warehouse ratio ensures efficient and functional warehousing, with a scale that offers the ability to split the warehouse in future if required,” Magill said.

In total, the property offers more than 4,400 square metres of warehouse space, with convenient access facilitated by three covered and enclosed loading bays opening to significant yard areas.

The main access to the site, via Alexander Crescent, is supplemented with a rear entrance from Lovegrove Crescent, assisting the efficient movement of goods and vehicles onto, off, and across the site.

Bhana said business activities on the site were supported by good interconnection between the office and amenities and warehouse spaces.

The Otara property sits within a small pocket of industrial premises, close to the key industrial precinct of East Tamaki.

“Business – Light Industry zoning under Auckland’s unitary plan provides for a wide range of activities that do not generate objectionable odour, dust or noise. This includes manufacturing and production as well as storage, distribution, transport and logistics,” said Bhana.

“Also nearby is the Fair Mall retail precinct, which is home to numerous small retailers and commercial activities which benefit from the area’s strong vehicle and pedestrian traffic.

“The site for sale benefits from a handy location near key transport links. There are multiple bus stops within a short walk. The Southern Motorway is about a kilometre away, and Auckland’s CBD is within a 20-minute drive in regular traffic conditions,” said Hill.

Bhana added: “With record low industrial vacancy rates across the Auckland region, the functional space will continue to enjoy strong demand, with plenty of redevelopment opportunities in the future.”
