A growing network of cycle trails is proving popular with both locals and tourists. Already linked with Clyde by a cycle trail, a further connection through the Kawarau Gorge is being constructed currently, enabling cycling from Cromwell to Queenstown, said Croft. Shannon Farm has teamed up with the Cromwell Mountain Bike Club to build an international mountain bike track.
For food and wine lovers, Cromwell is surrounded by an enviable number of vineyards and wineries.
“It doesn’t matter what you’re into—golf, walking, mountain biking, boating, skiing, fishing, shopping or high-end dining —it’s all at your doorstep,” he said.
Cromwell is well situated in terms of transport connections with Shannon Farm less than an hour by car to both Queenstown and Wānaka. “The airport is very close, and you’re only a flight away from Auckland, Wellington, Christchurch, Melbourne, Sydney and the Gold Coast, said Croft. It's no wonder Shannon Farm is becoming the most desirable subdivision in the Central Otago Lakes”.
Size and price: meeting market demand
Infinity has already developed four highly sought-after subdivisions in Wānaka, and spotted a significant gap in the market for lifestyle sections. “There was an opportunity in Cromwell that we couldn’t ignore,” said Croft. “We’re very market-driven.”
The generous size and attractive pricing of Shannon Farm sections will drive appeal to North and South Island buyers, as well as expat Kiwis looking to return home or build a holiday retreat, said Croft.
Shannon Farm’s buyers have shown they’re looking for something grander than the postage-stamp-size sections in many developments. They want a place where they can build their lifestyle, said Croft.
“We have taken great care with the design of the subdivision,” said Croft. Each section offers ample space for a dream home, boasts mountain vistas and has access to generous green spaces. The more elevated sections enjoy picturesque views of the cherry orchards and Bannockburn.
Yet Shannon Farm’s sections are far more affordable for their size than any other subdivision in the region. “In Wānaka, for example, much smaller sections are selling for over a million dollars,” said Croft. “Our sections at Shannon Farm start at 1,500 square metres, with our most affordable section currently priced at $649,000.”
Capital gains potential: Cromwell’s future looks bright
Sales have exceeded expectations so far, with more than 30 of 160 sections already sold. That’s remarkable given the sluggishness of property sales elsewhere in the country, said Croft.
This strong demand for high-end Cromwell homes bodes well for good capital gains over time. “We’ve seen significant growth and capital gain in Wānaka and Queenstown, and we believe Cromwell will follow the same trajectory.”
Cromwell’s growing infrastructure is expected to drive further demand and capital gain. There has also been a large gold discovery in Bendigo, near Cromwell, which is expected to bring investment into the town, said Croft.
“Cromwell is just going to go from strength to strength over the next decade Croft said.
Infinity is no stranger to successful developments, having won Property Council awards for its Wānaka subdivisions. Peninsula Bay in Wānaka, for example, was voted the best subdivision in New Zealand, said Croft.
