“These sites represent a rare chance for a purchaser to land bank or capitalize from the high density residential zoning,” says Ben Johnson, commercial agent, with Barfoot & Thompson Commercial, who is marketing 43 and 57 Scott Road for sale by tender closing at 2pm on Wednesday May 5.
Johnson says that the Freehold sites, spanning over 14.5 ha of gently rolling plains, are for sale with vacant possession and encompass stunning lake vistas. “43 Scott Road is the larger of the two sites being 14.12 ha while 57 Scott Road is 3,955 sq m.”
A draft subdivision scheme from Blue Wallace Surveyors Limited accommodates approximately 215 lots across the two sites. “The scheme sets out the potential for up to 40% site coverage and incorporates recreational and storm water reserve areas,” says Johnson, “the average net lot area is 459sq m with lots ranging from 336sq m to a larger 823sq m.”
Access to the site is via Scott Road and currently provides approximately 395m of road frontage to the western side of the property. Once development is complete, a secondary access via Harvest Road will be available.
