Inspired by the Kiwi love of outdoor living and entertaining, as well as a steadfast commitment to going above and beyond in every way, the developer has built a rooftop terrace atop these seven brand new Titirangi townhouses.

This innovative use of space and undeniable lifestyle bonus is a first for the area, says Manish Kemkar, director of Kemkar Construction.

“It’s quite a different concept – it’s the first of its kind in West Auckland and I’ve not seen many in the rest of Auckland either. We wanted to give a unique experience to the buyers and are hoping people will love it,” he says.

The freehold residences are part of an exclusive gated complex of 14 – dubbed Stottholm Heights. They make up the middle block of three and boast functional, well-considered floor plans comprising four bedrooms, three bathrooms and one internal garage.

The high-quality project was brought to life by Kemkar Capital, highly regarded developers who have successfully completed multiple well-designed and well-built projects over the past eight years.

Of Stottholm Heights’ different typologies, these seven homes have been designed with professionals, young families and people with school-aged kids in mind, says Kemkar.

“The development is in zone for and within walking distance from Green Bay Schools, including primary, intermediate and high school. It’s also so close to New World, the Green Bay shops and local reserves – everything is close by.”

A bus stop conveniently located just outside the development means that transport farther afield also couldn’t be easier. A huge amount of thought went into creating the absolute best versions of these residences.

The seven townhouses have four bedrooms, three bathrooms and one garage each spread over three levels with a rooftop terrace. Photo / Supplied

The ground floor incorporates the carpeted internal garage and private bedroom with ensuite, the next level up is dedicated to the living, dining and kitchen, upstairs is three bedrooms and two bathrooms (including one ensuite) and on the top floor is, of course, the rooftop terrace, which provides a private oasis for relaxation, entertaining and enjoying stunning views.

“We really carefully considered the space and exactly what people are looking for. One of the key features is a separate area adjoining the lounge for people to work from home or study – they can have a separate desk and not have to work from the dining table or bedroom.”

Another thoughtful addition is the pantry/laundry off the kitchen, tucked away behind bifold doors. “You can keep all the mess and microwave inside and tucked away.”

Along with the ensuite off the downstairs bedroom, it’s been designed with a bit of extra storage space and a private deck – making it ideal for extended family, long-term guests or Airbnb.

Finishes and fittings throughout are also of an exemplary and luxurious standard, particularly in the kitchen and bathrooms.

“We’ve given a venetian plaster finish to the kitchen cabinets – it’s much more expensive than the usual white cabinetry in standard townhouses.”

The largest cabinet has a clear door and is illuminated with LED lighting inside, the benchtop and splashback are crafted from Sintered stone and appliances are BOSCH. Fully tiled bathrooms are also highly spec’d, with sensor LED lights for night vision and an LED demister mirror.

Indoor entertaining in the lounge is also enhanced with a central Bluetooth music system with two speakers.

Lots 1-3 at the front have already sold and there is also serious interest in lots 11-14 at the rear, says Aman Gulia, from Harcourts.

“Stottholm Heights offers something truly unique with those rooftop terraces – West Auckland has never seen anything like it,” he says.

“It’s modern living done right,” adds Harcourts agent Candice Chen, highlighting how the development redefines luxury and convenience in the area.
