The most luxurious apartments ever brought to the New Zealand market have already had more than $60 million worth purchased via pre-sales.

With expected completion in late 2024, One Saint Stephens at 1 St Stephens Avenue will be a six-floor, 27-apartment development on an exceptional site at the highest point in Parnell.

Experienced luxury developers, Countrywide Residences and Experiences by Coopers, negotiated the purchase of the 175-year fully prepaid ground lease for the development from the neighbouring Holy Trinity Cathedral. Meaning there is no further ongoing ground lease rent payments for the apartment owners.

The vision for One Saint Stephens began with the desire to honour its prime elevated corner site and as such, the brief to the architects was ‘design without constraint’.

The resulting concept from Simon Elvidge and his team at +MAP is a building that would sit proudly in the premier neighbourhoods of the world’s greatest cities.

Mike Sullivan of Countrywide Residences and Clearwater Construction is enthused by the project.

“Construction is already underway and as always, we look forward to bringing our accumulated knowledge and skill gained over many years’ experience in building apartments to this special development,” Sullivan says.

Co-developer Martin Cooper of Experiences by Coopers says, “From the outset we knew this opportunity would not come again and we had a duty of care to create an apartment building without precedent in this country.

“As developers, our desire was to bring unsurpassed luxury and world-class amenities together in one building, one opportunity.”

At One Saint Stephens, the bedrooms in apartments range from two to four, bathrooms from two to four and car parking places from two to six. A two-bedroom apartment is priced from $2.595 million; a two-bedroom plus media room from $2.995m; a three-bedroom plus media room from $4.795m to $9.495m; sub-penthouse apartments are from $4.195m; penthouse apartments by POA.

Having worked with her previously, the choice of award-winning Gretl Lukas of Lukas Design as their interiors expert saw Sullivan and Cooper putting another important element of their precious project in very safe, tasteful – and creative – hands.

“I’m always seeking inspiration from the best internationally. I spend a lot of time with suppliers who I trust, who deal with the top of the top end and understand the notion of exclusivity. Do a beautiful job with beautiful materials and your space will be timeless,” Lukas says.

Whilst the building and the offering is spectacular, it is the views, thanks to its enviable position at the top of the ridge, that takes one’s breath away. During construction, these can be appreciated by ascending the on-site scaffold tower.

Each apartment in One Saint Stephens has been designed to take advantage of the views and be the best of its kind for a discerning buyer looking for the ultimate in luxury living.

While there may have been other apartments built with a high level of specification, none have had similar aspirations for the amenities, which at One Saint Stephens include a wellness area, pool, owner’s dining room and lounge, and ‘speak easy’ bar.
