Sitting on some 4574sq m of slightly sloping freehold land zoned business – light industry under the Auckland Council Plan, the squarish-shaped property is now being jointly marketed for sale by deadline private treaty through Barfoot & Thompson Commercial, North Shore, and Colliers International North Shore, with the sale process closing on November 4.

Barfoot & Thompson Commercial salesperson Paul Vermaak and Colliers International salesperson Jack Tuson said that making efficient use of the land, the building’s ground level contained an extensive high-stud warehousing facility accessed by three roller doors - allowing easy access and exits for Foodchain’s busy fleet of refrigerated trucks which begins its delivery runs as early as 6am.

In addition to extensive high rack shelving, the warehousing space also encompasses a small meat butchery operation working in a purpose-built chiller room with a relevant food preparation accreditation and grading.

In addition, the building contains some 355sq m of showroom floorspace and office amenities, along with a 66sq m mezzanine floor. An external sealed yard has car parking for 25 vehicles.

Vermaak said the core structure of the concrete floored premises was constructed in the mid-1970s, with the office and product showroom added in 1985. He said that as a whole, the premises had a new building standards rating of 70 per cent.

Foodchain is on a current lease running through to 2027 with two further six-year rights of renewal, generating annual net rental of approximately $130 per square metre.

“The various component spaces within the property – from the multiple delivery fleet vehicle entry points and the dedicated food processing chiller room, through to the wholesale display area and modern office amenities - ensure a high degree of tenant satisfaction is derived from this building,” Vermaak said.

“Over the past few decades the tenant has invested substantially in personalising the property to their specific business needs.

“The office space throughout has been consistently maintained to a high standard, and reflects a modern open plan working environment - with plenty of meeting room and private office floor plates, in addition to staff kitchen and bathroom amenities. Externally, the building’s roof and flashings were replaced in 2015.”

Honan Place is located in one of West Auckland’s biggest industrial precincts, approximately 2km from the North-Western Motorway off the Rosebank Road arterial route.

Jiao said the motorway ensured easy connectivity to the city, the North Shore around the top of the harbour, and South Auckland via the Waterview Tunnel on State Highway 16.

He said that as a result of the nearby motorway connectivity, Honan Place was strategically positioned to efficiently service Foodchain’s hospitality and food and beverage clients across Greater Auckland.

Tuson said the property’s business – light business zoning provided for tenant business activities ranging from manufacturing, logistics, and storage, through to transport and distribution, all of which were undertaken by Foodchain.

“The company runs a night shift work roster - with teams preparing delivery orders to hit the road first thing in the morning, and the industrial neighbourhood around Honan Place allows for this to be undertaken without any disruption to the immediate locale. This is another benefit the tenant has enjoyed at this location,” he said.
