The high-profile land and building which previously housed a suburban liquor retailing store in an area currently undergoing huge changes to its residential and commercial property landscape has been placed on the market for sale.
Previously home to liquor retailing bands such as Bottle-O and Liquor Hut, the 439-square metre building in the South Auckland suburb of Papatoetoe sits on approximately 2,280-square metres of land classified Business Local Town Centre Zone under the Auckland Unitary Plan – making it a prime development opportunity.
The freehold property is located close to both Papatoetoe town centre, and State Highway One motorway connections - with neighbouring sites sustaining the likes of a KFC outlet, a Mobil fuel station, a Z-branded fuel station, and several used car yards. The rear portion of the property faces onto one of Papatoetoe’s residential streets.
The building at 66-68 East Tamaki Road is currently vacant, and is being jointly marketed for sale by auction on 20 July through Bayleys Auckland Central and Bayleys Manukau.

Salespeople Oscar Kuang, James Chan, and Geoff Wyatt said the rectangular-shaped property benefitted from some 48-metres of street frontage onto a busy arterial route in to, and out of, Papatoetoe.
Kuang expected the property would attract interest from both the investment and development sectors of the commercial property market.
“In its current layout, the single-storey building at 66-68 East Tamaki Road sits in the middle of the property – enabling dual vehicle entry/exit points to sustain both ample customer parking, and efficient traffic flow,” said Kuang.
“Under its current dynamic, the property could be refurbished to sustain a fast-food outlet reliant on not only a drive-through format, but also benefitting from a high traffic count immediately outside its front doors.”
Chan said that from a redevelopment perspective, the site’s flat terrain offered a straightforward building platform on which to construct a building which would maximise the footprint potential of the currently under-developed address.
“There is real value to be gained from transforming this property to take advantage of what is currently a large car parking portion of the site,” he said.
Auckland Council’s Business Local Town Centre Zone for 66-68 East Tamaki Road allows for permitted construction of a premises up to 18-metres high. Such an envelope could allow for retail activity on the lower level, and apartment units on any subsequent floors.
The Business Local Town Centre Zone applies to suburban centres throughout Auckland which are typically located on main arterial roads providing good public transport access. The zone provides for a wide range of activities including commercial, leisure, residential, tourist, cultural, community and civic services, underpinned by a focus on commercial activities and growth.
As one of Auckland’s biggest suburbs, Papatoetoe is one of the many city neighbourhoods which Auckland Council owned urban land regeneration agency Eke Panuku has targeted for master-planned residential, commercial, and social infrastructure growth programmes.
Last year’s re-opening of the vastly expanded and improved Puhinui Station public rail and bus transport hub in the suburb has increased Papatoetoe’s connectivity with both the airport and Manukau to the west, and Auckland City to the north.
Since the start of 2017, Eke Panuku has overseen several improvements to nearby Papatoetoe town centre - including upgrading Papatoetoe Mall, building a new car park and square around the New World supermarket, helping establish the Papatoetoe Food Hub, and overseeing the building of dozens of new terraced housing blocks.
“This optimism in the long-term future of Papatoetoe will see construction, retail, and commercial property activities concentrically spread from the existing town centre – including along East Tamaki Road linking the town to the motorway,” said Geoff Wyatt.
“With Puhinui Station now fully operational, Papatoetoe has truly become a commuter suburb for Auckland – with its full suite of retail outlets and community support services underpinning a new wave of residential intensification building. The land for sale at 66-68 East Tamaki Road would sustain both these growth aspects.”
