The merger of two Christchurch bowling clubs has prompted the decision to sell a substantial residential zoned site in the city’s upmarket suburb of Merivale.
Elmwood Park and St Albans clubs joined forces in 2018 and have been using both facilities since then. Now, they have the opportunity to locate solely to Elmwood’s nearby Heaton St site, rebuild its pavilion, which is being demolished this month, and sow a much-needed additional new green next winter.
These plans have paved the way for the sale of the 5,107sq m site at 5 Donald Place, just off St Albans Street, in the heart of Merivale.
Investment Sales Broker Courtney Doig, of Colliers in Christchurch, says there are few such parcels of land in Merivale.

“There is a real lack of large-scale development sites remaining in this tightly held Merivale position. The Residential Medium Density zoning makes it ripe for a variety of uses and we’ve seen how much demand there is for well-located bare land in Christchurch,” Doig says.
“This is a dress circle location and presents a unique opportunity to acquire a significant land holding representing a blank canvas for the seasoned developer or occupier.
“There are a multitude of development options available including a large scale residential multi dwelling, preschool, healthcare facility, or boutique retirement village.”
The site, with a 60m frontage onto Donald Pl, is strategically located within 200m as the crow flies to Merivale Mall and a short 3.5km to the city. It’s located in Christchurch’s most favourable school zones, including Christchurch Boys’ High School, Christchurch Girls’ High School, Heaton Intermediate, and Elmwood Normal alongside nearby independent schools St Margaret’s College, Selwyn House, Rangi Ruru Girls’ School, St Andrew’s College, Cathedral Grammar, and Christ’s College.
St Albans Bowling Club was established at Donald Place in 1902. Its pavilion was rebuilt during the 1968 Wahine storm. Dwindling numbers prompted the merger with Elmwood Park, with the combined membership now standing at 140.
President Peter Smith says while the sale marks the end of an era, members are excited about having their facilities located on one site and the amenity a new pavilion will bring.
The property is for sale by deadline private treaty, closing 3 September.
