“Greater density provisions in key areas support Auckland Council’s drive to increase the population of satellite towns like Warkworth. As such, pressure to deliver new housing has rocketed the price of suitable residential development sites.

“At the same time, the recently released National Policy Statement on Highly Productive Land stands to constrain greenfield development, particularly across Pukekohe and Auckland’s southern limits, which serve as a significant growing area for New Zealand.

“Moves in this area have meant developers are increasingly looking to Auckland’s northern corridor for desirable opportunities with scale.

“The property at Paddison Farm has a powerful value proposition given its proximity to major transport routes – with a location opposite the Matakana Link Road termination, which will feed traffic from the Warkworth to Puhoi motorway extension once completed next year.

“The property is about to become the first significant undeveloped residential landholding traffic will reach after leaving the motorway exit, and finished homes will benefit from direct access onto the link road and State Highway 1.

Projections from the Auckland Council’s growth plan to 2050 predict around 1,100 hectares currently earmarked for future urban growth could accommodate up to 7,500 new homes or an additional 20,000 new residents.

“Infrastructure upgrades currently being completed by Auckland Council to the region’s wastewater system via a new pump station in Warkworth, and treatment plant at Snells Beach further support this,” says Blair.

In recent years, Auckland’s northern reaches have been a key area of focus for investors, evidenced by several high-value sales completed by Bayleys.
