The closing of Raeward Fresh in Harewood, Christchurch opens the door for investors or occupiers seeking a rare freehold property close to Christchurch Airport.

For sale by deadline private treaty closing 6 November, the prominent corner site is being marketed for sale by Courtney Doig, Sam Staite, and Will Franks of Colliers Christchurch.

It’s the first time in many decades the significant 1.8480ha site at 800 Harewood Road has been available on the open market.

With a 100m frontage to State Highway 1, the property sits directly opposite a newly developed retail precinct anchored by Bunnings, with other tenants including BP and Taco Bell. The city’s largest rental vehicle development, Mustang Park, adjoins the property to the north.

“The opportunities here are vast for owner-occupiers, value-add investors, or developers. Freehold parcels in this location close to the airport are highly unusual and seldom have we seen an asset like this that offers so many options and potential upside. It’s really a blank canvas for occupiers or developers.” Doig says.

Site improvements were largely undertaken through the early 2000s with development of the large vacant produce retail area and adjoining cafe, together with the significant cool/cold storage facilities. These are now largely occupied by Bidfood for meat processing, with its final lease term expiring in late 2026.

“Food processing operators will understand the expense of developing new and will appreciate the opportunity to occupy this space at a fraction of replacement cost,” Staite says.

A separate distribution facility of approximately 621sq m, also occupied by Bidfood, could easily be separately tenanted or subdivided in the future. Fronting onto Harewood Road are the Bidfood offices and those previously occupied by Raeward Fresh.

Staite says the regular shape of the land parcel would be of particular interest to the development market. The vast sealed yard and car parking areas add to the appeal and to potential savings if the property is being redeveloped.

The land is zoned Specific Purpose (Airport) Zone, allowing for a wide range of activities including retail, food and beverage, entertainment, yard and trade-based supplies, and industrial activities.

Franks says the site’s strategic location provides convenient access for major transport routes, with easy four-lane southern and northern connections.

“It’s an ideal spot for businesses or investors looking for efficient access to both local and international markets.”
