Never have site works generated such optimism as they have at Launch Bay where the Ovation apartments are taking shape.

Last year's start date was scuttled by Covid-19's commercial and economic upheavals, but on-going interest in this flagship project by developers Winton has bubbled away under the radar.

All it has taken to re-ignite this optimism is the completion of the site works and Kalmar Construction recent signing and confirming an August 2022 completion date.

"It's unusual for developers to put a month on their completion date but there was a feeling of confidence that they would hit that date," says Suzie Wigglesworth, Bayley's national head of projects. "Winton were confident that they had a reasonable level of sales off the plans to get the foundations down and that was completed about the end of last year."

This early-2021 positivity has brought more buyers to the fore and they've brought some of the highest prices in the Hobsonville Point area," says Suzie.

"We've had a huge uplift in inquiries in the remaining apartments. Ovation is on the cliff-top overlooking Catalina Bay and most apartments at Hobsonville Point don't command the same level of views. That's why the Ovation has legs here and is delivering."

The two bedroom apartments priced from $1,150,000 to $1,200,000 and three beds from $1,650,000 to $2,650,000 are being marketed by Bayleys agents Kirsten Bishop and Edwin Killick.

Killick says "The location is key, being on the waterfront next to the farmers' market and ferry terminal but having the advantage of being slightly removed from all the hustle and bustle."

Looking out across the central Oval green space, these 19 apartments will add to the mix of 343 homes, terrace houses and apartments planned for the 4.2ha that make up Launch Bay development.

The two and three-bedroom apartments unfold through six levels above the ground floor. There are three apartments on each level. The 245sq m penthouse, which sold for $4,500,000, occupies the entire top floor. All apartments have views that cannot be built out, entertainment-sized balconies, car parks, a communal garden and a private barbecue area.

The three bedroom/two car park apartments range from 117sq m to 130sq m, with 18sq m decks. The two-bedroom/one carpark apartments are 84sq m with 10sq m decks. Prices for the 10 remaining apartments range from $1,150,000 to $2,650,000.

Retirees downsizing here include some with family connections to this former air force base land, on which the four 1930s refurbished officers' homes are a key Launch Bay connection with the past.
