An Australian agent hit millionaire status within three years of breaking into the real estate industry by making an amazing number of phone calls a day.

Taney Jain, of Reliance Real Estate, in Melbourne, told agents at the Australian Real Estate Conference on the Gold Coast, Queensland: “I make 200 calls a day, in three sessions a day, from 11am to 1pm, 3pm to 5pm, and 5.30pm to 8.30pm.

“The main difference between me and every other agent out there is the amount of prospecting I do.

“I don’t do fancy stuff I just do the basic stuff.”

The agent talked about turning his life around in just three years.

“In 2015 because of issues I was about to give up on my life,” he said.

“Your darkest hours of your life are the trampoline to create one of the best years of your life. When things are falling apart they are actually falling in place.”

He said succeeding in the property market demanded a methodical approach, high energy and passion.

“I work in a farm area system, which I subdivide into different zones and narrow down into sub zones. It helps me to contact every vendor living in that area. Once I dominate a sub zone I move to the next zone.”

Among basic steps he takes was putting 40 corflutes with his face on them on intersections in his zone, so that when he contacts homeowners they say “I see your face everywhere”.

As well as that he doorknocks, does letterbox drops and video testimonials.

“A lot of people have a fear of doing prospecting,” he said.

“I prospect to get a contact and that contact will become a listing in the future.”

Among his other tips for those wanting to become high performers was dividing his diary into two sections — on the right hand side a “to do list” and on the left appointment-based tasks.

He also spends 20 minutes a day on learning and development, changes his voicemail every day with a fresh message and the day.

Mr Jain encouraged others to consider themselves as a brand and work towards building that brand.

“Your name has to be stronger than the company. Be a brand on your own. It all helps me to differentiate between me and my competitors.”
