The concept of city and city fringe apartment-dwelling was relatively new when 5/78 Greys Avenue was built in 1985: part of the Parkside Mews complex overlooking leafy Myers Park.

David Rainbow of Bayleys, Remuera says that this is the most inner-city dwelling he’s marketed, and he’s been looking forward to it.

“I used to work in the CBD during the 1980s and there were practically no amenities for people living here, but now that’s all changed,” he says.

Rainbow adds that 5/78 Greys Avenue has the advantage of being at the northern end of the block.

“With the park surroundings you feel as if you’re away from the madding crowd, yet you’re actually very close to everything.”

The property is set over four levels beginning with internal access double garage, laundry and two storerooms, then comes the mezzanine floor, which the current owner has used as the base for a sauna, wine cellar, extra living space and an office but there are numerous possibilities for utilising it differently.

Cooks will revel in the well-equipped kitchen, on the entrance and main living level and the open-plan dining area and lounge opens to a balcony which enjoys wonderful views.

At the other end of this level a quiet, private sun-kissed courtyard.

Next level up lies the master suite with a large wardrobe and its own bathroom, while two further bedrooms enjoy a balcony and easy access to the main bathroom.

There is lots more storage space in the attic, which has a retractable set of stairs.

The decor throughout this executive home is pleasant and neutral and there’s scope for modernising parts of it.

“There’s really nothing else quite like this property – there’s practically nothing else of this size in such a central location,” says Rainbow. “The development was very well-built and it’s been carefully maintained.”

For this reason, properties in Parkside Mews are tightly held and seldom come to market so he’s expecting a lot of interest.

New owners will love the fact that it’s just a stone’s throw from K Rd and Ponsonby Road, where there’s always something happening, and the cafes and bars and boutique are legendary.

There are several supermarkets in and around the CBD and the edgy Commercial Bay is fast becoming a very fashionable meeting place for city residents.

Meanwhile the glitzy new Westfield 277 on Broadway, Newmarket is also easily accessible.

Public transport is right nearby and when shows and concerts come back Aotea Centre, Civic Theatre and Auckland Town Hall are practically on the doorstep.

5/78 Greys Avenue in Auckland Central will be sold at auction on March 9.
