For owner Patricia, it was her Karaka home’s wonderful indoor/outdoor connection that she and husband Clyde fell in love with initially.
“Every door from the living rooms and bedrooms opens out to a beautiful garden. The covered outdoor entertaining areas are huge and have lighting and heaters – you can comfortably seat 25 people out there around tables,” she says.
The couple purchased the 4.67ha estate – that they named Wychwood – 20 years ago and not only enjoyed the tranquil setting but also reared racehorses and broodmares here.
A silver birch-lined driveway arrives at the 412sqm, single-level home. It’s crafted from solid brick with a concrete tile roof and enjoys a north-facing aspect overlooking the mature grounds that envelop it.

Spaces are well-proportioned inside, with walls of glass bringing the outside in and multiple rooms offering ample space for family relaxing and hosting friends. The open-plan kitchen and family room is the social hub, with the large recreation room located off one side and the formal lounge and dining rooms off the other. Tiled floors are robust and practical, while the lounges and bedrooms were freshly carpeted in 2022.
Thoughtful design means that the master suite is positioned at the opposite end of the house to the other three bedrooms. The master enjoys two walk-in wardrobes, an ensuite and adjacent office, while the other accommodation wing offers a second ensuite as well as the family bathroom.
The studio is consented as a workshop but offers all kinds of flexible options, with its two large rooms, patio, laundry and bathroom, and multi-purpose north-facing room with heat pump, built-in bar and island bench.

The separate 11.4m x 13.5m barn has power and lighting and incorporates six stables, where the couple’s racehorses were housed over the years. Patricia now keeps cattle, with the seamless operation aided by the bore water supply and water tanks, seven paddocks, post and rail fencing and loading ramp for her stock.
Grounds are straight out of a fairytale.
“We’ve got some lovely gardens and they’re beautifully laid out. I planted about 500 daffodil bulbs and many freesias, so they pop up everywhere. Every season there’s something to enjoy – now the hydrangeas and lilies are out and clivias are just finishing.
“Just before the house there is a lots of tall flowering cherry trees. My son actually got married under the flowering cherries – it was beautiful.”
Good security provides peace of mind and includes electric gates, a video intercom, security system and comprehensive fencing.
Barfoot & Thompson agent Scott McElhinney says: “The barn is all set up with stables for horses or other activities and works incredibly well for hobbies or a business.”

“The property is fenced all the way around. I’ve got a dog and he can’t get out and my little grandchildren can’t get out either.”
Patricia is now reluctantly moving on but the new owner will be able to enjoy the dedication and passion the couple put into nurturing and maintaining their beloved property over the years.
“It’s been great. Every morning I get up and think why am I selling!? But it’s time to downsize now.”
Barfoot & Thompson agent Scott McElhinney says that the land, location and outbuildings are huge drawcards here.
“Galloway Road is one of the premier streets in Karaka – it’s private, quiet and peaceful. The beautiful land is super established and has been very well-loved and immaculately maintained. The barn is all set up with stables for horses or other activities and works incredibly well for hobbies or a business.”
46 Galloway Road in Karaka, Franklin, is for sale by way of auction on February 27.
