Located just a five-minute stroll from Takapuna Beach, this Hauraki Road property boasts the magical formula for family life, according to owner Cheryl.

“The layout is so family-oriented and it’s got everything I think you could want in a house,” she says.

Victoria Bidwell, from Bayleys, who is marketing the property, agrees.

“It’s incredibly rare to find a home that really does tick all the boxes. You’ve got two really spacious, completely separate living rooms, the kitchen/dining/family living space is big and flows out beautifully to the back garden and pool, you’ve got four bedrooms plus three bathrooms and you’ve also got lovely views of the Hauraki Gulf from both levels,” she says.

“Takapuna Beach is at the end of the street without having to cross any roads, you’re an easy walk from the Hauraki shops and schools for all ages, you can walk to Takapuna township either along the road or along the beach and the motorway access is really close.”

Cheryl and husband Evan moved into 1/11A in February 2011.

“We had 24 years in Australia and came home to retire end of 2010. Sydney is a big, big city so to go to a small town was going to be too big a leap, so Auckland is where we decided we’d come back to. Then we found this house and couldn’t quite believe our luck. We walked in and thought, ‘this is it’,” Cheryl says.

The current homeowners bought the property more than a decade ago because of its close proximity to the sea and its easy layout to accommodate guests.

The weatherboard house was originally crafted in the mid ‘50s and has been expanded and updated tastefully over time.

Two factors sealed the deal for the couple – their love of the sea and the way the house so easily accommodated guests.

“We have our bed positioned right in front of the window so every morning we get to sit up in bed with a cup of tea and look at the water – watch the boats and cruise ships come in and out and people kayaking.”

With family and grandchildren still living across the ditch, Cheryl and Evan needed space to host the troops when they visited.

“What I really like is that we’ve got a bedroom and bathroom downstairs as well as the three upstairs, which is just so perfect because if we just have a couple come and stay or one of my daughters comes, they have their own space downstairs if they need it,” Cheryl says.

“At Christmas time when we’ve had all the family to stay it’s been fabulous because the Christmas tree can go in the big lounge and we can all have lunch outside.”

1/11A Hauraki Road in Takapuna, North Shore, is on the market for sale by way of auction on August 15. The four-bedroom, three-bathroom property has a $2.9 million CV.

The homeowners retired to their Takapuna home 13 years ago after 24 years in Australia and are now selling because “it is too big for us now”.

The gracious weatherboard house was originally crafted in the mid ‘50s and has been expanded and updated tastefully over time. While there was a bit of modernising required at the outset, the incredibly practical layout has remained untouched as the couple have maintained it over the years.

They resurfaced the solar heated pool and upgraded the pool equipment, as well as re-landscaped the surrounding area. The outdoor dining space is a wonderful spot to sit and soak it all in.

“Because it’s under cover you can sit out there with your cup of coffee all year round and with the gate open you can see the sea from down there as well.”

After 13 fantastic years, it’s now time for Cheryl and Evan to move on.

“We’re very sorry to be leaving – my children were quite shocked. But it is too big for us now and it’s a waste for just two people and visitors coming twice a year. It’s time to let another family enjoy it.”
