Sitting under high cathedral ceilings, looking out picture windows at tui and fantails flitting around a serene natural setting you could easily imagine you’re in Titirangi here, rather than in prime Kohimarama.

This modern cedar and concrete block home at 19A Piccadilly Place, tucked away amidst a green outlook, was built by a builder in 1993 for his parents.

One of its current owners, Christine, says, “People who come around can’t believe they’re seeing a home with a private and tranquil bush setting in this area.”

She and husband Edward have long lived in the Kohimarama-Orakei area, buying this property as their family home about a decade ago as part of their progression up the property ladder.

“It’s nestled away in the closest cul de sac to Kohimarama School which is a fabulous school that our son and our daughter have both attended,” Christine says.

“In fact, we’re so close to it we can literally hear the school bell ring from our home.”

The couple could see the opportunity to add value to the two-storey 200sqm home, which they felt was ready for some TLC when they bought it.

They proceeded to do landscaping, re-paint and re-carpet it and overhaul both bathrooms. A recent major upgrade has been the svelte new streamlined kitchen installed shortly after lockdown.

They rate their location for its handiness to Eastridge and to the cafes and restaurants around the bays which they love frequenting.

Madills Farm Reserve and sports grounds are just over five minutes’ walk away and they can easily stroll to Kohimarama beach for a dip.

They come home to a residence flooded with sunlight and benefiting from the sense of airy spaciousness provided by high timber-sarked ceilings throughout the upper level.

“They provide a great sense of height and definition to the home,” Christine says. “One of my favourite areas is the main lounge, which opens out to a large deck which is absolutely lovely. It’s private and sheltered and a perfect place to admire the birdlife flitting around the greenery.”

The high cathedral ceilings also grace the lounge’s neighbouring dining area and the recently upgraded entertainer’s kitchen with composite stone benchtops. They continue in this level’s master bedroom and into the main bathroom with floor-to-ceiling tiling. The master bedroom and the dining room both open out to a balcony.

Downstairs centres on a family room teamed with a separate office handy for remote working. These are accompanied by two good-sized bedrooms plus the second bathroom. The internal-access double garage has plenty of space for the beach toys often kept by those living around the Bays. This ground level opens out to decks teamed with level lawn, on which Christine played innumerable games of cricket with her daughter during lockdown.

The couple are now planning to downsize due to their children having largely grown up.

Bayleys agent Mitch Owens, who is listing the property with fellow agent Carolyn Ryan, says, “This property near sought-after Kohimarama School has so much glass upstairs combined with high cathedral ceilings that when you look out onto the tree canopy you feel like you’re in Scenic Drive.”

19A Piccadilly Place in Kohimarama is heading for auction on August 19.
