The last two big residential development sites in Auckland’s Stonefields project have gone up for sale, bringing nearer the completion of the landmark master-planned community.
The two more than 6,000-square metre freehold lots with lakeside views sit on Tephra Boulevard at the southwestern side of the Stonefields community.
Now offered for sale separately, they are ripe for intensive development with a combined potential to create more than 140 new terrace houses and apartments.
Initial master planning has been completed by the previous owner with building design by award-winning architects Warren and Mahoney.

With origins as an important city quarry, Stonefields is recognised as one of Auckland’s pioneering master-planned communities.
The land was bought by Percy Winstone in the mid-1930s and operated as a quarry from 1936 to 2000, producing over 35 million tonnes of volcanic rock which helped build the city of Auckland.
Some 12 kilometres east of Auckland’s CBD, the land holding was one of the city’s largest blocks of undeveloped land, on the central isthmus, before giving rise to today’s innovative and diverse community of individual homes, terraces, and apartments, together with green spaces, a neighbourhood shopping centre and a primary school.
Now around 80 percent developed, Stonefields will have more than 2,900 homes and 6,000-plus residents when fully completed.
The properties at 18 and 80 Tephra Boulevard, Stonefields, Auckland, are now being marketed for sale by Layne Harwood and Suzie Wigglesworth of Bayleys Auckland Central.
They are being offered separately for sale by deadline private treaty closing on Thursday 6 April.
Harwood said the sites would suit experienced developers capable of delivering projects at scale.
“It’s expected that a staged approach to construction will be adopted with a mixture of multi-level terrace housing and apartments.
“There’s an opportunity to take advantage of the comprehensive master planning completed for the precinct centred on Maungarei Wetlands and the advanced design work for the project that was to be known as Lakeside Quarter,” Harwood said.
The site at 18 Tephra Boulevard offers a regular shaped, essentially level landholding of some 6,098 square metres with dual frontages to Tephra Boulevard and Kauriki Terrace. It provides views over the adjacent lake, wetland and reserve.
Advanced planning has been completed for 44 terrace homes here in three, four and six-bedroom configuration over three levels.
The approximately 6,630-square metre site at 80 Tephra Boulevard comes with advanced planning for 99 apartments and terrace homes of one, two and three bedrooms in various buildings.
This site is also regular in shape, with the bulk of the development platform being level after falling steadily from Tephra Boulevard. Smart design will allow a mixture of three-level walk up townhouses to the main road frontage, while five-storey apartment buildings could be accommodated on the lower part of the site.
Both sites have multiple access points and sit beside a public reserve walkway bordering Stonefields Lake, which also separates both parcels.
Wigglesworth said they formed part of the Terrace Housing and Apartment Buildings zone under Auckland’s unitary plan.
“This provides for the greatest density, height and scale of all residential zones, in the form of apartments, townhouses and attached terraces. Both lots come with an allowable building height of up to 19.5 metres, greater than the zone’s standard height control of 16 metres.”
The flexibility of the zoning would allow developers to consider a mix of terrace housing, apartments, multi-family and also retirement accommodation, Wigglesworth said.
Both sites have undergone extensive earthworks to form platforms suitable for residential construction, with full geotechnical reports completed.
Services including power, gas, water supply, fibre internet and access to the public wastewater disposal network are available at the site boundaries, and there is sufficient capacity within Stonefields’ stormwater management plan for intensive development of both lots.
