A South Auckland family desperate to find a new home after selling their previous one made an offer and moved into the freshly renovated property in less than a week.

TV’s renovation star turned flipper Jono Frankle’s Hillpark home had been on the market since September, but after a slow start managed to hook two separate buyers at the same time.
Frankle picked up the “yuck” deceased estate on Claude Road for $781,000 in June and spent well over his usual $100,000 clearing out the hugely overgrown gardens and renovating the four-bedroom home. It sold almost six months later for $1.05m.
The first conditional offer accepted was from a man who wanted to put a sleepout on the large section, but pulled out of the deal after realising it would cost too much to connect it up to utilities.
The timing couldn’t have been better for the second buyers who were waiting in the wings and made an offer almost immediately.
Ray White listing agent Tom McCartney said there had been a bit of negotiating over the price but all parties finally agreed. The sales and purchase agreement was signed on a Saturday, three days later on Tuesday the deal was unconditional, and by Friday it had settled and the family moved into their new home.
McCartney said the purchasers had recently sold their house in Papatoetoe so there was some urgency.
“They needed something pretty quick smart. They loved the place, they loved the land. They are quite keen gardeners and stuff like that so loved all the space around it and loved the fact that the house is all renovated and ready to move straight into.”
Turning a deal around that quickly did put pressure on the lawyers, he said, but in this case they had a very motivated buyer and seller.

McCartney said Claude Rd was an interesting property as the large 1428sqm section did not appeal to everyone. Some people loved the space and otherwise didn’t want the hassle of mowing the lawns, he said.
He said the drop in interest rates and people wanting to buy before Christmas has seen a push in sales with Ray White Manukau recording 139 sales for November, which was second only to 2021 when the market peaked. The average number of sales per month this year was averaging around 100 sales.
McCartney said Claude Rd was an interesting property as some people had loved the space that came with the large 1482sqm section and otherwise didn’t want the hassle of mowing the lawns.
“It wasn’t your standard house, it was a little bit unique. Sometimes the buyers just don’t jump out at you straight away. It went from being a little bit slow to all happening very quickly. Everyone was happy to get things done before Christmas.”
Frankle told OneRoof that he believed the new owners got a “really good buy”.
“It sold for more than $400,000 under CV.” The property passed in at auction and was listed with an asking price of $1.088m.
“I can’t put my finger on why it took a little bit longer to move. Sometimes it’s just the nature of the house, people make opinions early if something has been on the market a little bit of time as well.”
However, he was happy with the outcome and thought it was a good result for both him and the new owners.
Frankle has two other properties still on the market and is hoping an increase in buyers in the run-up to Christmas might also see them sold.
A four-bedroom home at 25 Eccles Place, in Otara, has been on the market since March and, according to Frankle, would be a “bargain” for someone.
McCartney was also hopeful that another of Frankle’s properties at 5 Corsair Crescent, in Mangere, would also be sold in the next week after several earlier conditional deals fell over because of the buyers’ circumstances. It was listed for sale in August and has an asking price of $879,000.
