- A North Shore couple sold their $7m Takapuna Beach home in one week.

- The bespoke four-bedroom house attracted significant interest, with 11 groups viewing it in three days.

- The sale price was over $7m, well above the $5.3m RV.

An Auckland couple who were racing against the clock to sell their beach home found a buyer within a week of their listing going live, OneRoof can reveal.

The couple were looking to buy another home nearby but needed to sell theirs first to seal the deal. They were extremely nervous and were prepared to pull their home from the market if their purchase plans failed.

They needn’t have worried, though. Their luxury home on Ewen Road – known locally as the Takapuna Boat Sheds due to its resemblance to boat sheds – was an instant hit.

Premium Real Estate agent Robert Milne, who marketed the property with his father Richard, said there were 11 groups through the home within the first three days, including nine from their database.

Within days of viewing the home, a buyer made an offer, which lined up with the settlement date and purchase price of their new house.

Milne said the property sold for more than $7 million – well above the property’s RV of $5.3m.

The couple bought the 480sqm Ewen Road site in the early 1990s. They lived in the cottage that was there for many years until they decided to build their dream home.

Working with the renowned Strachan Group Architects, they created a bespoke four-bedroom, three-bathroom house with timber features and luxury touches throughout.

Milne said modern properties on Takapuna Beach were “gold” and the Ewen Street home was no exception.

“There’s a limited amount of modern homes in close proximity to the beach and although it wasn’t absolutely brand new, they had maintained it well and it was very well presented. So just to get your hands on a freehold property that modern and that close to the water is really hard to do.”

Milne did not have permission to give any details about the buyer, but said there had been a lot of interest in the house from families with teenagers and people looking for a lock-up-and-leave property. Most lived locally, but there had been several buyers from the other side of the bridge considering a lifestyle change.

Enquiries had also come from expats but they hadn’t been ready to act quickly, Milne said.

The agent, who has a good knowledge of the street having previously lived there himself, said the address was popular, coming at the quieter southern end of Takapuna Beach.

“It’s a lovely area for young and even teenage families because you’ve got a beautiful beach at the end of the street there and there’s a boat ramp available to launch small boats and sailing boats and things like that.”

The Milnes have sold seven properties on Ewen Street in the last two or so years, including an architecturally designed five-bedroom, five-bathroom home beachfront property, which fetched around $12m last year.

Milne said anywhere between Milford Road and Hauraki Corner on the seaward side of the area was in demand.

The Milnes are also selling a brand new four-bedroom, two-bathroom lock-up-and-leave townhouse at 13B O’Neills Avenue and two apartments at 4A/6 and GE/7 The Promenade.
