How hot is Auckland's property market right now? A fashionable villa in one of the city's best-performing suburbs received a pre-auction offer within 30 minutes of the property coming to market.
Ray White agent Cristina Casares told OneRoof that she showed 40 Pompallier Terrace, in Ponsonby, to a buyer at 11am on Wednesday July 29, just as the listing went live, and by 11.30am she had received an offer.

By noon, her vendors had accepted the offer and agreed to bring the auction forward to Tuesday of this week, after the first weekend of open homes.

A few days later, just after the first and only open home, the buyer increased their initial offer with the condition the home not go to auction. The vendors said yes, and the deal was done.
"The interest in the property was high. We had more than 100 people at the first open home. It was so busy people were lined up outside, and I had one buyer call me to register as a bidder straight after."

While the sale price remains undisclosed, it is understood to be in the early to mid-$3 million range.
Casares said demand for well-presented homes in the suburb was high, but 40 Pompallier Terrace was particularly outstanding.
According to the listing, the villa boasts a manicured front garden, four spacious bedrooms, an en suite "straight out of a magazine", lush carpeting and a kitchen "purpose built for those who love to entertain".
It also comes with a heated saltwater pool and is close to the main retail and hospitality strips, Ponsonby and Jervois roads.
Ponsonby is feeling the heat post Covid-19. Another renovated four-bedroom villa one the same street sold under the hammer yesterday for $2.705 million.
The auction for 25 Pompallier Terrace was also brought forward, after the vendors accepted a pre-auction offer of $2.565 million. The house had only been on the market for two weeks.
Another villa at nearby 102 Crummer Road sold today for $2.05 million after a pre-auction offer brought the auction forward.
Ray White agent Angela Saunders, who marketed the home along with colleague Paul Grace, said "the vendors are very happy - it's more than they paid two years ago".
"There's a definite desire to buy. It's a supply and demand issue and it will get worse as more and more people come back [to New Zealand]." Last month she sold 43 Kelmarna Avenue, in neighbouring Herne Bay, to returning expats who had only seen video walk-throughs of the property.

The latest OneRoof Property Report figures show Ponsonby's median value is close to hitting $2 million, with buying activity in the suburb showing strength post-lockdown.
Also benefiting from a mini-boom is St Heliers, in the city's blue-chip eastern bays. A newly renovated four-bedroom home at 11 Walmsley Road sold for $1.85 million under the hammer - more than $400,000 above the 2017 CV.
Ray White agents Heather Walton and Ryan Teece, who were marketing the property, said they had about 100 groups through the open homes and three registered bidders at the auction.
Teece says: "Everyone loves a little bit of character and charm but not necessarily the maintenance that goes with it. So to have something that's been renovated to a high standard made it really attractive."
