When releases of terrace houses in Mt Roskill community Te Māra sell 50% within days, you know they’re meeting a strong market need.

Te Māra consists of five neighbourhoods over 1.58 hectares, including Hauhake, Keri, Rui, Tupu and latest locale, 32-residence Whakatō. Whakatō’s latest release of 10 two and three-bedroom KiwiBuild and market homes has six already snapped up.

These are completed, architecturally-designed homes priced from $760,000, currently offered with $15,000 contribution to move-in costs once purchase is completed.

Purchasers from the first release have already moved into Whakatō at Te Māra, undertaken by experienced developers Avant Group in partnership with Te Ākitai Waiohua.

Ken Crosson and his team from Crosson Architects are behind the design of the Te Māra homes. “My two children live in one of the Te Māra neighbourhoods and they’re loving it,” Ken says.

Ken co-hosted TV series The New Zealand Home in which he took a road trip in a vintage Jag, teaching his co-host about our architecture’s evolution. He’s keenly aware of the cost pressures to get a foot on the housing ladder these days.

“What’s important is having your own home. There used to be old brick-and-tile houses on big sections onsite, which were fantastic in the ‘50s, ‘60s and ‘70s. But nowadays, we can get more efficiency out of the land, whilst providing well designed modern homes for the growing population in a sought after area so close to amenities.”

Ken Crosson, from Crosson Architects, says: “Variations in detailing and colour ensure these terrace houses don’t feel ‘same-same’ but do have a sense of cohesion.”

Ken’s designs ensure people have their own private outdoor spaces along with public and community spaces.

They come with a 10-year builders’ guarantee and up-to-date development infrastructure which provides peace of mind for new owners. These two or three-storey terrace brick houses are grouped and sit side-by-side with two neighbouring houses, or with one if they’re an end house.

“Brick has a sense of permanence and is great for owners because it’s so low maintenance.”

But don’t conjure up visions of old style brick-and-tile homes. Here, some homes feature stripes in different coloured bricks, some bricks are orientated vertically, while others project outwards creating a pattern, all relating to the history of the land.

“We’re very keen to look at building from a sustainability point of view, designing homes with good sun and aspect, and low maintenance exteriors. We’ve all got into the trap of thinking houses have to have garages, which drive cost up and can tend to dominate the design.

“Rather than garages these homes have car park spaces, tucked away, but nearby. And you know what? Cars are okay in the rain.”

Avant Group have worked with Crosson Architects on a previous development, which won the 2024 Home of the Year for Snell’s Beach’s Boathouse Bay – the first time multi-unit homes have taken out this prestigious award.

Colliers national director residential project marketing Megan Lockwood says: “Whakatō is another great development from award-winning Avant Group – epitomising what it is to be design-led. For buyers here design and quality are top priorities. For some, this is their second Avant purchase.”
