Expressions of interest are being sought for workspaces on offer in a new multi-unit industrial complex in a booming South Auckland location.

Up to 13 new units of between 130 sqm and 580 sqm are being offered with vacant possession as part of the new Toiawaka Business Park. The complex is taking shape within the expansive master-planned mixed-use precinct of Drury South Crossing.

The units come with asking prices ranging from $750,000 to $3.75 million. Potential rental rates are listed at between $25,660 and $131,300 per annum.

Units 1-19, 27 Toiawaka Road, Drury, are being marketed for sale jointly through Bayleys South Auckland and Bayleys Pukekohe.

Bayleys South Auckland salesperson Mike Marinkovich said the properties for sale were freehold strata-titled units within a body corporate structure.

They were likely to interest a variety of buyers and occupiers for the likes of warehouse/office bases, trade workshops and studios, and business distribution and logistics hubs, he said.

“The smaller workspaces provide high-quality functional warehouse space. Larger units combine high stud warehouse areas of up to 396 sqm plus showroom/office over two levels.

“Each unit includes amenities, a canopy and roller-door access, along with dedicated car parks – two parks each for smaller units, rising to four for the largest.

“The units on offer form part of a 19-unit complex which is security-fenced with dual entrance/exit gates providing full drive-around capabilities.

“Several units are already sold or under contract in the complex, which is now under construction with completion scheduled for October 2023,” Marinkovich said.

The development is being completed by Auckland-based industrial design-and-build company Euroclass, who are well known in the industry as one of the leading construction companies of quality industrial developments throughout New Zealand.

The new Toiawaka Road complex sits within the Business – Light Industry zone under Auckland’s unitary plan, providing for a range of uses including light manufacturing and production, storage, distribution, logistics and transport.

Bayleys Pukekohe salesperson Mike Hook said the development offered an opportunity to buy a high-quality stake in one of Auckland’s most coveted industrial locations.

The property sits within a fast-growing area, around 40 kilometres south of Auckland’s city centre.

“Surrounding areas, including Drury, Papakura and Takanini, have been targeted for large projected growth. Enormous amounts of land are being opened up for future residential development and these areas are set to see further population growth. The area will also gain from several transport improvements.

“Unparalleled growth is expected with Drury South Crossing’s 361 hectares of master-planned development underway. This features industrial, commercial and residential uses – including a new town centre that is expected to increase Drury’s population from around 190,000 to over 350,000 in the next 20 years.

“The new Toiawaka Road industrial complex is ideally placed to capitalise on the area’s growth. It is handy to Papakura Train Station and public transport networks. It also boasts superior State Highway 1 motorway access with both north and southbound on/off ramps just five-minutes from the property.

“Being 35 minutes from Auckland’s CBD, 30 minutes from Auckland Airport, and about 55 kilometres from Hamilton, occupiers of the units for sale will be extremely well positioned to take advantage of the growth expected in this region,” Hook said.
