A five-bedroom luxury mansion for sale in New Plymouth is destined to join the city’s elite club of trophy homes, even after a discount.
The house sits on 1.18 hectares at 48b Nevada Drive, in Merrilands, and comes with its own avocado orchard, wetlands and indoor swimming pool.
The owners are selling so they can move to be closer to family in Auckland and have reduced the price of their secluded sanctuary from just under $5 million when it was first listed last year to over $4.5m now.
While that wouldn’t be enough to break New Plymouth’s house price record - currently held by a new build home on Courtenay Street, in Strandon, which sold for $5.5m in June 2022 - it would be well above the $3.725m sale price for the city’s second most expensive home, a beachfront property in the same suburb, and likely command this year’s top price.

Harcourts agent Zay Griffith said Nevada Drive was the most substantial home she had ever come across in her 24 years of real estate and was bigger than most residential sections.
“This is a 630sqm house - massive,” she said, adding: “You couldn’t build a new house for [$4.5m] and get that much land.”
The vendors bought Nevada Drive 17 years ago for $640,000 and set about transforming the modest Lockwood house on the site. They created two wings, added a new level and bedroom, and installed an indoor swimming pool.
They also landscaped the grounds, which now boast a pond and a bridge, as well as 600 avocado trees.
Griffith said the home was hidden from view, even though the section was in a central location in the city. “It’s really private. No other house can see in. When you are there you feel like you are miles away from anywhere.”
There are only two other homes in New Plymouth currently listed for sale on OneRoof with equally high price expectations.
A four-bedroom home at 18 Roy Terrace, in Moturoa, has an asking price of $4m and is described as “arguably New Plymouth’s finest waterfront residence with commanding stunning panoramic views”.
And a 990sqm home on a 4030sqm section at 24 Washer Road, in Omata, in the gated Tapuae Country Estate, is on the market for sale by negotiation with an RV of $5.8m.
