The Moir Hill subdivision north of Auckland in Puhoi extends across more than 1,500 hectares of rural land, the equivalent of approximately 15,102,000 square metres.

The parcel of land is held across 45 titles and comes with an invaluable resource consent to develop 207 lifestyle lots. These subdivision sites would range from 5,000 to 10,000 sqm with houses clustered on ridgelines in Moir Hill. This was approved before the Unitary Plan was confirmed as to the rural provisions.

JLL Brokers John Binning, Tommy Zhang, and Ian Hall have been exclusively appointed to market the Moir Hill subdivision opportunity for sale by way of Expressions of Interest closing 4pm, Thursday the 27th of May 2021 (unless sold prior).

The colossal site extends from north of the Pohuehue Viaduct on State Highway 1 to Ahuroa Road and Puhoi village, ending at south Perry Road Warkworth. The titles form an irregular shaped, rural forestry block of varying topography. There are multiple access points to the site currently via two roads extending from State Highway 1; Moir Hill Road to the north and Watsons Road to the south.

“Ecologically the land is highly modified being primarily used for pine forestry. Prior to that the land was cleared and grazed and still retains pockets of standing bush and a number of the valley floors that have wetland environments within them on the river floodplains. A large network of streams and the Mahurangi and Puhoi River run through the site with six significant waterfalls,” says Binning.

“This is significant because while it is already consented for 207 lots, the sheer size of the land and its attributes could allow for more transferrable titles through protection of indigenous vegetation.”

Binning says the potential of the returns from the development has been bolstered by the soon to be complete Northern Motorway project that runs through parts of the property.

“In 2016, NZTA (NZ Transport Agency) acquired around 320 hectares of land from the existing vendor for part of the construction and operation of the new motorway known as Ara Tūhono – Pūhoi to Wellsford Road of National Significance,” says Zhang.

“The Pūhoi to Warkworth project will extend the four-lane Northern Motorway (SH1) 18.5km from the Johnstone’s Hill tunnels to just north of Warkworth. The Pūhoi to Warkworth motorway will open to traffic in late 2022 and open up a myriad of opportunities.”

Data from Statistics New Zealand reflects this, as based on medium growth scenario conditions the ‘Tauhoa-Puhoi’ area unit will experience a 50% population increase by 2043, representing an additional 2,680 people in the area with significant growth projected for peri-urban centres along the State Highway.

“In terms of current market performance, data from REINZ shows the area has been on a significant growth trend for the last five years,” says Hall.

“In February 2016 the median house price in the Rodney Ward – of which Puhoi is contained – was $679,000, $81,000 less than the median house price for the Auckland region. By mid-2018 the median price became equivalent with Auckland wholly and since then has remained consistently above or equal.”
