The words lock up and luxury aren’t usually associated with one another, a dilemma Judy Armour and her husband Grant Leach encountered when searching for a new home, one that was both beautiful and pragmatic.

The proposed new build at 24A Ngaiwi Road, Orakei successfully solved that problem, as what was planned was a high spec, low maintenance residence enjoying possibly some of Auckland’s best views. The new-build, which is due for completion end of this year, is listed for sale via a set date closing July 7.

Ray White agent Jane Horgan, who is marketing the property with colleague John Campbell, says, “This is one of the best views in Auckland. The home has space for the family, but at the same time it’s the ultimate luxury lock up and leave.”

The homeowners hired developer Tony Stewart from SCD to build their home, having worked with him on an earlier build. There was no doubt in their minds about the quality, good taste, and reliability Stewart and his team would bring to the project.

“Working with Tony previously was a great experience. We were after a home that had the great outlook as well as being a beautiful, high quality home,” Armour says.

“Everything we looked at before that was very standard, and all looked the same. I’ve bought and sold a lot of homes and I know what I like.”

The exterior is a contemporary contrast of dark cedar and horizontally cut limestone, which Armour describes as linear and timeless. The interior is characterised by a light palette throughout with the occasional black accents. The living room and lengthy modern kitchen claim one large room which extends to an outdoor entertaining area, partially sheltered by a Louvretec roof.

A perfectly flat lawn precedes a heated pool and an elevated view over the neighbourhood and Orakei Basin to the ports, the city and Devonport.

“The views are just incredible, you can see the trains coming in, the city and water; the sunsets are unbelievable, there’s so much sky, it’s one of the best views I’ve seen,” describes Armour.

The home encompasses five bedrooms, three bathrooms, a three-car garage with turntable, and an elevator travelling the three levels of the home.

The master bedroom engages the property’s comprehensive view through floor-to-ceiling windows. The room incorporates a walk-in wardrobe and ensuite as does the guest room on the level below.

With two daughters fully immersed in university life outside of Auckland, the couple has decided a downsize is called for.

Within a five-minute drive to the city and a stroll to the Orakei Basin and Bay Village, Armour says the home’s location feels close to everything.

“The access is amazing, you can walk to Vector Arena and the city, and the proposed extension of the walkway to Tamaki Drive will be just brilliant,” she says.
