A rare opportunity has emerged to secure a significant Light Industry-zoned development site in the rapidly growing Westgate area.

9 Kakano Road, Westgate features a total of 1.6934ha of freehold land. It has a substantial road frontage and adjoins a reserve on the southern boundary, with expansive views and profile to the NorthWest town centre and Northwestern motorway.

JLL and Bayleys are presenting the property for sale by deadline private treaty closing 4pm, Wednesday, 16 March, unless sold prior.

9 Kakano Rd is approximately 20 minutes’ drive from Auckland’s CBD and lies at the northern end of the established Westgate commercial precinct, which also includes the NorthWest shopping centre and big-box retailers like Rebel Sports, Harvey Norman and Briscoes.

JLL logistics and industrial director David Mayhew says that with Light Industry land so scarce, this site offers a rare opportunity to purchase a prime site.

“The site not only lends itself to more traditional Light Industry uses, but also those critical and special purpose uses found in a town centre. The fortunate investor will be able to leverage off the site’s close proximity to Costco’s new development, which is due for opening in August,” says Mayhew.

“The site is also adjacent to Microsoft’s new data centre and another data centre from DCI at 3 Kakano Rd - all currently under construction.

"Immediately adjacent to the site is Costco Wholesale Fuel (under construction) together with the Quick Service fast food centre which is soon to commence construction which will include major brands like KFC, Taco Bell and Carls Jr.

"This is a highly valuable land investment sitting at the heart of Westgate and commands a prominent position in the evolving Westgate story – establishing itself as the western hub of Auckland’s future.”

Bayleys commercial investment broker Stuart Bode says the site has many potential occupying uses that will benefit from a rapidly expanding town centre. 9 Kakano Road is only a few minutes’ drive to Red Hills – 600ha of residential zoned land encompassing schools, sports fields, reserves, local shopping, and dining amenity as well as some 20,000 homes currently in development.

“With the evolution of the area, there is a real opportunity to leverage off the two new data centres under construction and nearby Costco,” says Bode.

“With the scarcity of land on the North Shore, we are seeing more and more companies wanting to make Westgate their home and join Mitre 10, Turners Cars, AS Colour and Shot Beverages, among others.”
